Who you call depends on what is broken. You can always call the code enforcement officer in your town

"Something" could be just about anything. Perhaps you want to tell us a bit more about the situation ?

Do NOT attempt to withhold rents as a means of forcing any sort of repair. Only a few states allow for such in their statutes. In other states, you can be evicted for withholding rents, regardless of the reason.

Not sure...what i usually do is get it fixed myself, usually from someone that will over price it...get it done pay for it and when my landllord comes for the rent...i give him the reciept and tell him he owes me money

Yes, but we can't give you any numbers w/out knowing what city and state you live in.

You can try the Department of Building Inspection, just make sure you've requested the repair from your landlord first and I'd make sure that was in writing - keep a paper trail.

There is no certain number just check and see if there is a tenants rights organization in your area. They are all over the country. Check your local court house if you can't find the number. You can also legally have the repairs done and pay it out of pocket and then get a receipt and deduct the amount spent from your rent. Make sure to include a copy of the receipt for repairs and keep the original receipt for your records. It's 100% legal to do that but I would first tell my landlord that you plan to do that and give him/her a chance to get the repairs done first. make sure the repairs are of a nature that would be considered harmful or detrimental to you as a tenant. It just can't be some petty little repair for something that is bugging you.

Just google "landlord tenant laws in *your city or state* " There will be a number there to call. I have had to do this on numerous occasions. I even had to call the local fire inspector because our windows were painted shut. He was VERY happy to call the rental company and they fixed it w/ in hours. Good Luck

Are you paying market level rent? If you rent is below market, you may wish to consider fixing it at your expense.
If you are paying market level rent, request the repair in writing and send it to the landlord and request that he do the repair in 30 days. Make the request when you pay the rent.

Depends on what needs to be fixed. If it is something that is causing a health hazard you can call the Board of Health or code enforcement.
If it is something you'd just like him to do like paint or new carpeting he does not have to comply.

Without knowing what's wrong, it's hard to say, but you can call the mayor's office and ask them for a phone number for whatever department handles landlord/tenant issues.

you can go to court and put your money in a escrows account until he fix the problem.you do not have to pay rent that's why the judge will open up that account,i bet he will fix the problem then.but if you spend your rent money and he does fix the problem...you have a big problem to fix
