Many states will not consider a 3 year lease legal....unless it's a commerical lease. Check your local landlord/tenant laws.

That depends on who your landlord or management company is. The best thing to do is approach them honestly and explain the situation. Offer to find a subletter (someone who will take over your lease) or whatever they want because you want to honor your lease. Sometimes they will just let you out of the lease, sometimes they will let you find a subletter. They probably won't sue you either way. They may keep your deposit though, but this is less likely if you are up-front and polite about it.

You go in and say.. I have nothing to give you...and they can throw you out.

You can give the landlord a written notice of vacancy. The more time you give the land lord the better. I think the minimum is 30 days, but if you could give more than that it will look better for you. Try to find some one else yourself to sub-let the place. Talk to your landlord and explain you situation and see what they want you to do. If you can't come to terms with them, then file a written notice to them.

Read the lease. Simply tell the landlord you can't afford the place and you WILL be moving out and you need to work out a deal.

Probably your only option is to sub-let the apartment to someone else. Unless your lease has a clause that lets you out due to a change in employment status (and that's pretty rare).

The lease will hold the answer. Sometimes your lease will allow an out if you fight a suitable tennant to replace you. ALso contact your Lease holder, landlord, and let them know the situation: sometimes they will work with you on getting you out and a new tennant in.

Stop sending rent checks. Duuuuuhhhhhh. Who sues a renter? They don't have anything worth taking. so you have no assets and lame income. Just man up and bail.

If you are too scared to do that, tell him your leaving next month, end of story.
