Talkhelps | Is there a limit as to how much my landlord can increase my rent by? |
I currently pay £350 pcm, and my landlord is saying that he is putting this by a further £200 pcm. Can he do this? I can't afford the increase and have nowhere else to go. He is a bully and has threatened me in the past when I got behind with payments, although I have been up to date for 2 years. |

Hi you need to speak to your rent officer at the local council, they will be able to tell you if there is a rent levy in place. Try ringing your local Rent Service office, they usually only deal with rentals before 1989, but are very helpful. Also speak to your local CAB. It is usual to increase the rent yearly, and not exceeding the cost of inflation. Read your tenancy agreement there should be something in there about rental increase. He also must use the prescribed notice. |

They can raise it once it is renewal time to whatever they want it too be.. |

He can increase it by any amount he likes unfortunately. Your current rent probably isn't enough to cover the mortgage he's paying (if he doesn't already own the house). However that isn't your problem: hun I would be on the lookout for another place to live, or a flatmate. |

An increase of £200pcm is a bit excessive to say the least! I think there is a law saying that it can only be increased by a certain amount. The best people to speak to are the Private Tennant's Department of your local council as they are up to date with the current law and used to dealing with stroppy landlords! Explain that you are scared of him and that he has bullied you in the past and I'm sure you will get some help. |

He can effectively raise it to whatever he wants as long as he gives you notice. If you cause him issues he just won't renew your contract.
If he's been bullying you then maybe a move will be the best thing for you anyway. Even if you love where you live now - you never know what is around the corner! |

You need to speak to citizens advice about this one, but this is disgusting! This is totally unjustified, but if it is his own personal property, you may find yourself having to agree or move out! Did you sign a tenancy agreement at the beginning of your stay? If not, then you don't have a leg to stand on. If you did, read some of the small print.
However, I would bite the bullet & find somewhere with a good landlord & cheaper rent! |

Once the lease is at an end and you are to renew, he can raise it as much as he wants. You either pay the new amount or give your 30 day notice that you are moving. |

A lot will depend on what your lease or rental agreement says. If you think the rent he wants to charge is unfair, you can go to your local rent officer, speak to your council. |

Once your lease is up he can raise the rent. Sounds to me like he wants you out and if you don't like him why not find another place to live.

He can raise it to as much as he see's fit sadly, but he can't raise the price until your tenancy agreemnet is due to be renewed and he must give you 30 days notice in which to find somewhere else to go if you can't afford the rent. Try and haggle it down to an amount you can afford, if he won't budge best you start looking for a new place now before your next due to pay the rent.
You could also apply for housing benefit which would help twards any price increase but your landlord seems a bit of an a*se and your probabily better off somehwere else. |

I think he can. Though I'd be happy for someone to tell me I am wrong!
However, he must give you adequate time (ie. 1 month) in which to vacate the property and continue paying at the current rate. If you have a contract, read through it with a fine tooth comb.
Perhaps approach the landlord and ask him to consider a lower rate for the next six months (perhaps just £100 extra) then another £100 after six months.
If properties are being rented out very easily in the area, you may just have to find somewhere else to live.
If properties are being left empty in your local area. It is definitely worth trying to discuss this with your landlord and stating that you can easily find something else! |

the maximum your landlord could possibly increase your rent to is your maximum earnings. |
