Is there a loan I can get because I am a homeowner?
I bought a house about 1 year ago. I really need a loan to get on my feet and to pay off some bills. I hear alot about home equity loans and such but I dont know if I qualify for that. Are there other loan programs out there that I can borrow money because I own a home?

Ditto was she said up top. Go talk with a mortgage broker ( I personally recommend the ones that don't advertise and just go by word of mouth). Look into refinancing. If you've been into your home more about a year chances are you've gained some value in it.

You get your place appraised and see if it's worth refinancing or not. A lot of times you can pay off your high interest credit cards, car loans, and what ever high interest debt you have and can actually lower your monthly total.

I just did it not to long ago and I saved $300 a month and have paid off my car and credit cards. Definitely something to look into.

You should call or get a mortgage broker through a referral from a friend.

This mortgage broker will want to complete an mortgage loan application as well as run a credit check to determine your credit score.

Once your credit report has been run and your credit report has been determined the interest rate as well as the loan programs you will be qualified for.

He will also determine the value of your property and the equity it has gained if any. personally don't think you have gained that much equity for a cashout refinance.

If you do have enough equity then you should figure out how much you will be allowed to borrow.

Add the debts you want to pay off for both the total amount as well as the monthly amount.

Now if you can do this refinance and pay off debts you have accumlated over time, please don't fall back into the same spending habits you had before.

You should see how much you are saving each month from paying off the bills, place at least half in a savings account. This is for emergency. You can not define emergency as a new pair of shoes for yourself or a pair of tennis shoes for a kid.

You should also get rid of the credit cards that you do not plan to ever use again. Keep about 2-3 of the ones with the lowest interest rate. Another thing, just because the credit cards have a zero balance does not mean that you can now use it again and run it up to the level you have now.

I have seen individuals that got mortgage loans, paid off credit card debt and 3 years later were right back in the same situation as they were when they first got the loan and paid off all the debt. I hope you will not be one of those.

I hope this has been of some use to you, good luck.

You have several options. You could refinance the home for cash out (even if you don't currently have a mortgage it is still called a refinance) or you could get a home equity line of credit. Which one would be right for you depends on your individual circumstances, how long you intend to take to pay the loan back, and your qualification ability.

Feel free to email me if I may be of further assistance.

Hi There. In connection with the fact that you own a home, you have two options available: A cash-out Refinance or Home Equity Line of Credit. How is your equity position? If you are worried that you dont have enough equity, you can call your bank/financial institution about a personal loan that is secured by your house.
I hope that helps! Feel free to E-mail me if you want to chat more about it or have any other questions.
