A real estate agent is justified if you need to have someone negotiate the price etc. Other wise going to a real estate attorney or a good escrow company and selecting a title company should cover the paper work. |

Not at all... you should, however, get a real estate attorney who will make sure that all the necessary paperwork is handled properly. The closing with take place at a title company and they make sure that the title work is transfered correctly (as you will be paying $$ to them to insure this with a title policy) and to make sure the mortgage companies are satisfied. |

You can easily do a For Sale By Owner... plus his parents can give you Gift of Equity. Big plus! Will you being needing a mortgage for this purchase? If so, Gift of Equity can save you some $$$$. What is Gift of Equity? If the home appraises for a higher value than the parents are selling to you, the extra value can be gifted to you by the parents as money down. If this adds up to 20% of the purchase price, that means no PMI (private mortgage insurance). PMI is an extra payment quaranteeing 20% of the home value that is required on a mortgage. When you do title for the transfer of the property the Title Company will take care of everything that is needed to be done. Plus, since you are buying through your parents-- no transfer taxes!!!! All win, win, win, for you. If you need to obtain financing and are in PA or DE I can help. I can also do a few other states and interest rates are low right now. So my answer in a nutshell is you do not need a realtor. If you need a mortgage a broker can handle the FSBO for you. Thus no attorney fees on top of everything. |
