newer development in michigan 3/2.5/2 we have it listed for 24,000 less than what we bought it for, and are willing to sell it for what we owe, the carpet is the only thing that needs to be changed. We moved to florida a year ago and are carrying two mortgages, we had a renter but he hasn't paid for a few months, our agent has had some showings but no offers. I don't know how much longer we can do this? Is it typical for a place not to sell in over a year? Additional Details we bought it for 265,000 it's listed 224,000 we owe 198,000, one of us moving back is not an option my husband has a great job he needs to keep and we have 3 young children in school, the place wasn't empty when being shown the carpet isn't old, it's not new (4yrs) but we were going to do a flooring allowance. |

I have heard Michigan is HORRIBLE right now for real estate and employment. If your condo has not sold you need to get new carpet in there, would you want to buy a house with old carpet? I dont think you would. Also you may need to drop the price more to get it to sell right now.
I think you would have a better chance renting it out (do a good credit check on who you rent it to so you dont have to worry about a deadbeat not paying rent on time etc) |

I would get the people renting out of there and get some good tenants in there. Just keep it on the market it will sell eventually but as others above me have said its a bad time to sell. All you can do at this point is just collect rent and wait. Find inexpensive ways to make it look better. get rid of the carpet and put the wood paneling from home depot, its pretty cheap, get the front lawn redone. simple things you can do little by little. |

In real estate, it's location, location, location, and MI is one of the worst locations in the U.S. - which is in one of the worst markets in decades.
I know lots of people who are taking a bath on properties. Depending on when you bought, the place may be worth less than you still owe.
In some instances, it's actually better in the long-run to walk away from such an albitross. You need some professional advice from an accountant and a real estate appraiser who is independent of your selling agent. Run the numbers, and weigh the consequences of just walking. |

inflation , including food and energy is running at 30% , the true unemployment rate is over 12% , for the first time in american history a president started a war but did not raise taxes to pay for it . the economy is suffering . in the long run i say just walk away . give up the equity , call it a day . one definition of fascism is when corporations take over a government . this is what has happened in the U.S. they couldn't have come up with a better plan than what is happening now with the greedy , heartless , war profiteering , corporations stealing the last few bucks from the middle class . |

its the market right now. Estmated supply for condos in michigan is about 2 years. Meaning that if you want to sell a condo in Michigan expect a 2 year sale time. Also check with your condo association they may have restrictions on what you can and cannot sell it for. For example my sisters condo has a restriction that she cant sell it for less than 10% of the appraisal price. I live in Michigan and work with Michigan properties all the time I havent seen a condo in the last 6 months sell for more than 150K. Sorry. But you'll have to wait out this market. Welcome to the credit crunch. This is how even the best qualified borrowers are getting the shaft in this market. |

I've read that Michigan has been hit harder, economy-wise, then other parts of the country. Plain and simple the economy is in the toilet. I wish there was something better to tell you. Try to get some litigation going against your renter or get a new one. Not paying rent is bs. Do you think the renter could be scaring people away prehaps by making a mess? Maybe he doesn't want to leave the condo. Ask your real estate agent about this. |

Right now the market is awful. It is taking forever for many homes to sell. In my area, the big issue for a lot of people is that new construction is so affordable right now. The builders are giving lots of free upgrades and huge discounts. Might as well buy new. I would try to get a new renter, if you can. maybe use a management company to take care of the rental details, since you are out of area. Good luck! |

It's a really tough time to sell.
Consider cycling out your tenant as renting it out instead (rents are going up) may make sense if you think the market will turn around in a couple of years

You said "we". So, I take it you're married. One of you should move back up to Michigan and live in the place. You have to STAGE the home. Just showing an empty home isn't going to sell it. It also needs to be PRICED below the market. You need to know the foreclosure market, and the divorce market as well. Because, these homes are likely undercutting you. You may loose more than you owe; depending on how many years you've owned the house and the appreciation it went through.
You might consider not selling at all. Just prep the house for lease. Plan on keeping it for 10+ years. At this point, that is what I would do. You missed the time to sell by just over a year.
Note: You said "had" a renter. In past tense, I assume he's gone. |
