Is there a risk of owning a house from 1906?
I am looking to buy a house from 1906 and i have 3 kids and wanted to know if i have to worry about anything, like Lead Poison, things like that.

You do. Lead in the pipes and in the paint. Also, expect plumbing problems if the pipes are original. There may be mold issues as well. You need a through inspection by someone with experience in older houses. They are often a money pit.

Make any offer to buy contingent on a property inspection that includes testing as required. I would be more concerned about plumbing, electrical and heating systems.

There's a risk with buying any home. Older homes may have lead paint, so a lead check is in order when you buy or before. Easy enough to arrange. Older homes may have asbestos wrapping pipes, tiles, shingles, etc. New homes are outgassing formadehyde and other toxins.

With any home that you buy there is always going to be some risk. Even with newer houses there is some risk involved. I would order a home inspection to be done and at the moment your home closes, I would paint everything with lead free paint. While it does not cure the problem of having lead based paint previously in your home, it does help and as long as no one ingests the lead based paint you will be fine. It is only toxic when ingested.

I would think you should have an inspection done before the sale closes not after.

When we bought our house we had the inspection done before we signed any final papers to check for any structual problems as well as other things, and the owner has to sign papers stating there is no lead paint that they know of, at least when we bought our house that is how it went and our home is only 14 years old. I would always expect there might be problems with a house built in 1906. Whether it be lead, bad insulation, plumbing etc.

In a 1906 home you DO ! have lead based paint (LBP). The definition of (LBP) is 1.0 milligram of lead per square centimeter (1.0 mg/cm2). If your siding and exterior trim are original they will test greater than 20 and 30 mg/cm2 respectively.

On interiors, "Very Old" doesn't necessarily mean lead-based paint. Many old homes had the woodwork stained for decades.
(other than kitchens and baths).Your interior paint will test at 0 or be in the 5 to 14 range.

If all the paint is intact the most dangerous item is the windows. Each time you open them you will be generating lead dust.

How old are your children? Kids younger than 6 are at greatest risk. The damage to their neurological system is permanent. They don't have to "eat paint chips" or "chew on window sills" They get poisoned from lead in floor dust.

If you buy this house you need a "life style" change. Each time you open a window, wipe down the interior and exterior sills with a wet towel. My house is 1943. The window guides are 23 ug/cm2. I raised 5 kids in this house and didn't poison them.

There is a very, Very, VERY small chance you have lead pipes.

Have the inspection done. This will show you where and how much lead is there. Then you can deal with it correctly. Don't be afraid of LBP. Knowledge is power.

A proper test: Paint is tested with a device called an X-ray Fluorescent Spectrum Analyzer (XRF). The instrument is placed against a painted surface and, in a very short time, will report the lead content in all the layers of paint. It causes no damage to the paint or the surface.

In each room they should test: walls, ceiling, baseboards, door, door trim, window sill, trim and shash. Cabinets and floors if painted. You should have about 8 to 10 "shots" per room. All exterior components should also be tested. If the inspector just wants to take a few paint chips tell him to "take a hike" *and you can tell him I said so*

You won't always lose money on an older house. Ours was built in 1903 and is still square and solid. We bought it about 15 years ago and it is worth about 3 times what we paid for it.

Lead paint is not such a big deal if it isn't flaking and if you don't have little kids chewing on the woodwork. Asbestos isn't that big a problem either if it is properly sealed off around the pipes or ducts. Any house can have mould, not every type of mould is a problem - most are just a nuisance.

You should have a good inspection. And all of these concerns should be mentioned to the inspector. If any member of your family has any particular health problem you will have to take that into consideration in your choice of a house.

Lead and asbestos and things like that should be taken into consideration. You should find out if and when the last time the house was remodeled and painted. My home is from the MId 1800's and is part of the local historical society sites. I actually got a grant to restore my home back to its original condition and the grant covered the cost of removing the lead paint that was in my home. Basicially I got my home remodeled for free. Maybe you can check into something like that.

My home was also built in 1906. It as since has major updates and no lead has been detected.

Older homes, like mine, are wonderful. They hold up very well in nasty weather and have a great deal of charm.

Don't do it! You will spend every single weekend making repairs for the rest of your life. You will never see a profit from it, since you'll be sinking so much money into it. Your kids won't know who you are.
You will have to change the electric, the plumbing, the windows, the floors, the walls, the ceilings, the roof.
Buy a newer house, and enjoy your little kids. Life is way too short to worry about making a profit from an old cold, creaky house.
