Why did you cosign for a friend who won't work? Fix it up a bit and sell it.

The only way to do so is if he refinances the home. You can't just simple remove yourself. My advice, put more thought into your investments in the future.

Also, I hope you understand that you are 100% legally responsible for the mortgage according to the lender...

Actually, in some states you can get out of a mortgage, but there is another option, both of them almost require an attorney. You can actually contact the mortgage company and tell them what the problem is and you can "repossess" the house. I understand that this is a friend, but if your friend can't pay on the note you might as well live there, rent out the place to someone who can pay or sell it yourself. You can sue the "friend" since he's the one defaulting.

If you end up paying the mortgage that means that you own the house and if he fails to pay then you own the house!!!! which means when it forcloses you own the house. Call a lawyer for advice and ask about if you pay the mortgage then that means that you own the house and he looses everything and in the end you own a house. Call a lawyer to verify but I think that means that you own it. so either way if you cosigned and end up paying you own it and he looses everything, like I said verify with a lawyer (relestate lawyer) take care Heather

You can get out by paying it off. Or I suppose by having him sign a "QUIT CLAIM" deed then you could sell the property. Other than that I think you are on the hook (and your friend knows it).

You are kind off screwed. You might consider every payment you make as a loan to him and have him sign. You could end up with the property, if you then sue him for the debt, and put a lien on the property.
I'm sure you know now NEVER cosign unless you are prepared to loose the money.
