The info you are going to get from a website is not going to be very accurate. zillow and similar websites use loan and tax info to base their estimates on, and they will have nothing to do with current market conditions in your area. The "zestimate" for my house shows the foreclosure form the previous owner, and another website has my home 30 years older than it really is.
If you really want to sell without an agent, have an appraiser come out. It will cost a couple of hundred dollars, but you will have a well written appraisal of your home complete with comparatives of similar homes in your area.

Zillow doesn't work for something as important as this. It goes to far away, can't compare your upgrades, etc.
Housevalues.com and the like only send your information to a realtor who has paid to get your email address.
The best thing you can do to get an honest answer is to go ahead and have a consultation with a realtor. Pick one with a good reputation in a good company, not a discount realtor, and be honest about not wanting to list. Any realtor worth her/his salt will gladly share their knowledge. It is a well-known fact that most people who start out as a FSBO end up listing with realtor. Make sure that after you have exhausted yourself with trying it yourself, you go back to the realtor who helped you and give her/him the listing. |

zillow.com is practically worthless. I'm a RE agent, and for example : There is currently a home I have shown several clients that is currently listed at $339,000, and has been on the market for almost 2 YEARS. zillow.com lists this home's value at over $500,000. |

Check out local real estate agents' websites. Most of them will have a link to an index of all properties for sale in the area. Look for ones in your neighborhood that have the same features yours does (# of BR's, sq footage, garage, # of baths, extras).
You're not done though. You're really going to have to do some legwork. Visit some open houses on those places and check them over carefully. Be dead honest about how they match up to yours and place your value accordingly.
Honestly, though, you're better off going with a realtor. You're wanting to sell w/o paying a realtor so you can save the extra few grand. Problem is, your buyer is going to look at your home and say "I can knock him down another couple grand because he doesn't have to pay a realtor". By the time you're done advertising, working out all the paperwork, and opening your house to the public, you're going to find that the time and resources you put into the deal aren't worth the pittance you'll save by not going through a realtor. |
