OK I bought my house and struggle with mortgage payments now my husband is sick. if we rented we'd get full help towards the rent. as it is now we are entitled to nothing toward the mortgage. i'd say renting every time till there is a dip in house market |

I just bought a house and I love it. We can do whatever we want to do; no rules. If you have money to pay for rent, you'll have enough to pay for mortgage. Property tax payments and the interest on your mortgage payments are deductible. Owning a house will help you in the long run. Right now, it's a buyer's market. You should take advantage of this market and buy when you can afford it. |

As property selling prices increase, so does the rental market prices.
I think that if you buy in the right area of the country, there are still some bargains out there.
A monthly mortgage payment isnt much different to a monthly rental payment, rentals are probably a bit more expensive because the landlord needs to make a profit once he has paid his mortgage.
Sure, a mortgage wont be paid off for 25 years, but a rental is like a debt that you constantly owe because you will be paying it for the rest of your life!
I love owning, it makes you feel very secure. Although I know some people dont need the whole security thing, so do what ever your finances can afford.

I believe it depends upon where you live and what your credits like. If you have great credit and can get a house for less than 300K then sure cause for example where I like to rent a 3 bedroom 2 bath house is between 1000-1500 per month. With good credit you can buy that house and have your payments be around $1600 but here's the kicker you still have to pay property taxes, and insurance and all the up keep. We bought our house as first time buyers so our intrest rate was 7.75% our payment was like 1900 per month including property taxes and insurance for a principle balance of 256K but now having some life changes we can't afford the up keep. Our house needs new roof, new carpet in a couple of room, a paint job, etc. All of which we can do our self but we can't afford the materials and now with the cost of gas it cuts even more into our budget. We are serously thinking about renting again. We can rent a 3 bedroom 2 bath house with a pool for $1500 and not worry about anything but that $1500. |

I purchased my home almost 15 years ago for $120,000.00. It's now worth over $500,000.00. In a few short months it will be paid off. It was tough at first...my mortgage payment is roughly $1900.00 a month...mostly due to taxes..(taxes here on Long Island are crazy..I pay over $12000.00 a year)...anyhow...I can't imagine puting all that money I paid into a rental that I would never own. Owning property has it's drawbacks....but I believe it's better to have your own home and live by your own rules...instead of some landlords rules. |

There's always a benefit to owning your own house. Now is a good time to buy, because house prices have been dropping.
However, renting is usually cheaper. The mortgage on our old apartment was about £1,000 per month and we just sold it for £185k. We are renting an apartment for £750 per month that is worth £215k. So it is cheaper to rent - but essentially, we have nothing to show for our 6 months of paying that rent.
If you own a home, when you've paid off the mortgage, you will be mortgage free. So, for example, if you get a mortgage at 30, for 25 years, you'll be mortgage free by the time you are 55 years old. You could either retire early or basically be able to spend or save every penny of your wages! If you always rent, you'll always be paying rent.
Whether you rent or buy, as I said, depends on your circumstances. Buying is better in the long-term, but renting can be better in the short-term. For example, my boyfriend and I have been renting for 6 months before getting another mortgage. This was because we could save money each month, live in a place better than we could afford to buy, didn't know if our jobs were secure, etc. Now that we're stable and have saved some money, we are ready to buy again.
So if you have a stable career and can afford the monthly repayments, it's best to get on the ladder while you can!

I'm probably not the one to answer this properly because today after 30 years I now own my house.
Yes tonight is champagne night for me and her indoors.
If I was starting out I would definitely say rent and if possible save like fury.If you fall on hard times there is help available for those who rent.
Try for a long rent contract with minimal increases, some will try to tie you to a set percentage increase yearly, do not touch these. Probably best is a cost of living increase as decided by the government, they always quote low.

Yes, but you still pay gas, electric, council tax etc. whether you rent or buy - rent is dead money, buy and you will have an asset, as long as you can ride the possible drop in prices ( they WILL go back up - they always do!) |

im not sure about help when you are buying a house, but i know for definate that when you are renting a property you are elegble for help. i rent and the council takes my income into consideration and compare it to how much a person needs to live on, any spare money you do and do not have. i now recieve help with my rent and council tax which is a really big help. contact your local council and explain to them your situation. they will probobly send you out a form where you will have to provide all your earnings and savings. good luck! |
