With all the BS going on with the banks and such....what does someone do who really wants to buy a house right now and are financially able to pay a reasonable mortgage within their budget? Is there NO WAY to get a loan right now? All I want in the whole world is to get a cute little house for my cute little family in a cute little neighborhood. Is renting a house the only way right now? Don;t get me wrong, we have a nice apt. but hey a house is a house! |

Its the best time ever for anyone to get a house right now. There is no real crisis. Its a way for the establishment to scare the public so they can go to congress for money. There are 125 million homes in the USA. Half of those homes are completely paid off. 40million of those homes have very low mortgages and are not in danger of going into foreclosure. 15 million of those homes has refied more then 30% of their homes worth but are meeting their mortgage every month and of that 15million 6 million have FILED for foreclosure. FILED, not foreclosed on. The remaining 7 million or so have ACTUALLY already been foreclosed on and lost their homes. Thats no crisis. BUT we live in a capitalistic society and the powers that be use it to go to the government to get more money. We are bailing out rich wall street billionaires because those loans they gave out were grossly misrepresented. Fake documents, exaggerated claims of income, etc etc just to get loans. They knew sooner or later they would get caught but they also knew they wouldnt get caught and the taxpayers would bail them out if they could make a huge stink about it. They concentrated on the smaller banks. What they dont tell you is that over 50 banks across the country went out of business. The SMALL banks. Larger banks are alive and merging. BOA, Chase, Citi, Wachovia, WAMU ( even though the depositors of wamu withdrew 16billion in the last 10 days they are still alive bought by JPMorgam Chase) Nothing happen to the big boys. AIG got alot of the blame and they didnt originate the loans!!! Bottom line, get your credit to a 700-730 score, make sure your debt ratio is below 40%, make sure you havent been late on your bills the last 12 months, have accounts open like credit cards, car loans, etc etc for 2yrs or more and you can get a loan. Chase, Citi, they all still handing out loans trust me. I closed on a loan the 19th of this month. |

Mortgage money is still available. By necessity, lenders will be a little more conservative in who they lend to and how much, but as long as you can afford the payment and your credit is good, you shouldn't have much problem. After all, banks still need to earn a profit and mortgages are a great way to earn profits (assuming they make smart loans).
Start saving for the down payment and you should be golden. |

Of course. Mortgage money is available. You will need to put either 10% down for a regular mortgage OR go FHA and put as little as 3.5% down.

The mortgage industry has not closed its doors. People are buying property left and right.
You can get a loan, you had better hurry though, the interest rate is stating to go up. I lost sleep over that last night! I am not moving fast enough myself. |

While waiting, SAVE for Down payment and BUILD your credit rating and pay down any debt you have (student loans, credit cards, cars). |

Yes, you can still get mortgages. Get your figures together and go to your banks. They will do a 'stress-test' to see how viable it is to lend to you. They have cracked down on lending, but they still will lend to the right applicants. |
