Is there any landlords or just people in the know who can answer this?
i have two cats and a dog and im trying to rent all the landlords i have asked to view their property have said that the cats are fine but i cant have a dog why is this as he will spend most of his time outside and the cats most of their time inside making a nuisence of themselves? any ideas i know its their say in the end just i cant see the logic in it. i even offered to pay an extra £100 a month so i could have the dog but they have all said no.
Additional Details
on the dogs causing damage remarks. dogs only cause damage if you have trained them badly, i dont understand why they wont even think bout it thats all or ask what type of dog i have and its temprament.

I allow pets, but not that many.

Cats tend to pee on the carpet and it has to be replaced. It can not be cleaned.

Dogs scratch door while inside and also chew on odd things, like a stair banister.

Outside dogs kill the grass by urinating on it, dig holes, and may destroy fencing. In the US many vicious breeds are not covered by our insurance and it is easier to say "no dogs" then what breed. While I allow dogs I have been lied to many times and a pit bull shows up on my property (the dog goes or I evict with a vengence).

Having been a landlord, a dog owner, and a cat owner it's clear that dog's cause much more damage to a property than cats - and a big dog can cause a huge amount of damage.

Just a word of caution. If you do as suggested and rent without telling the landlord that you have a dog, you may be lucky if they discover that and do not make a fuss. However, if the tenancy agreement says no pets and you have signed it, then you are technically in breach of contract, and the landlord might make a big deal of it. Many (but not all - before I get a tirade of comments from the dog owners) homes with dogs smell of dog. So you may find yourself landed with a big bill for cleaning and redecoration, whether or not you think it is needed. You could get notice to leave at an inconvenient time. If you were lucky, you might just lose your bond. If there was any obvious damage you might be liable for more. Finally though your landlord may not notice, other tenants in the building may, and you may have to deal with a landlord who is being hassled by a tenant who dislikes pets. In that case whatever the landlord thinks, if the tenancy agreement says no pets, he/she is likely to have to stick to the rules so as not to be in breach with the complainer!

It's because he would be spending most of his time outside, digging up the yard, barking and disturbing neighbors and doing his business that you may or may not keep cleaned up.
I love dogs, but dog owners should be home owners.

I think the logic in it derives from several viewpoints on dogs:

* they make more "smell" than any other domestic animals, to the extent it is very noticable if there is / recently has been a dog living in a house. This could potentially put off tennants later down the line.

* they do damange furtinure and fixtures.

* they are much more prone to make noise and annoy neighbours. A sensible landlord is always looking to be on good terms with neighbours, as they are good at making sure the property is ok.

Whether you agree with all of that is academic, because most landlords do think like that - and are very wary about anything that could hurt their investments (and rightly so).

I think the suggestion to double your deposit is sensible, and could likely sway a landlords mind. It is certainly better in the long run than paying £100 extra a month. Perhaps add to this a written promise to have the property professionally cleaned (or something similar), and you might find more willing landlords?

Failing that, you just have to seek out the landlords that don't mind.

The main reason is probably experience, people who rent out properties know that animals cause damage! It is much easier to have a blanket policy than try and figure out the type of each individual animal...

Indeed, I would be very suprsied if anyone would admit to having a giant dog with a bad temperment! If that was all it took, then every would be renting dog-owner would no dount have a relatively small dog, very well trained, very quiet!

Look at how many people are saying you should lie about the dog in the first place and see why landlords are naturally suspicious and err towards no dogs!

from the landlords point of view there is no guarantee you can give him that a) you are a responsible pet owner or b) the dog is house-trained or well behaved. Don't forget this IS their house and im sure there are plenty of people looking to rent - so they just see it as the easier option to ban pets, nothing personal.

They assume pets are going to cause damage - cats in fact smell more than dogs. I let my house for 3 years (we were overseas) as we already had a dog and had previously had a cat, I didn't see a problem ( nor with kids) that said we did have every intention of re-doing the house when we came back. In the event it was the last tenants who were dirty and destructive - not anyone's pet!

There doesn't seem any sense to me but unfortunately most landlords just won't accept pets. I hope you find somewhere soon where they are welcome!

Dogs do chew furniture, they can wee or poo on carpets, they have fleas and leave dogs hairs everywhere. I am a dog lover but if I was renting out a house I wouldn't rent it to anyone with dogs either. You will find someone who can accommodate you but it'll take time and perseverance.

tell the landlord that you are willing to pay for whatever damage the dog makes on the property.

From the Landlord's point of view, the damage concern is the least of the problems. We live in a 'sue happy' time and it would not be unheard of for someone injured by your dog to try to 'sue' the landlord (owner of the property)!

Even if someone was unsuccessful with the litigation, the landlord would be out thousands of dollars just defending the suit!

Renting a home in the country might be more of an option. Usually landlord's who own property with acreage are more open to allowing pets.

Rather than offer to pay more rent, I would say offer a double deposit if they are concerned about damage, offer to pay for carpet cleaning when you move out and stress that your dog is very well behaved and will not damage the garden etc. I have friends with two cats and the landlord even let them put in a cat flap! There are pet loving landlords out there. Good luck.

Its because dogs come in all different temperaments and some might damage furniture. I've heard of landlords taking on a dog for a double deposit though, try offering that.

I find that cats are more of a problem than dogs actually. They often scratch at the carpets and furniture. Can I just say that often, with apartment properties, the landlords lease with the management company states that no pets are allowed under any circumstances. In that case it would not be the landlord being awkward, but something that has to abide by. Dogs are not really a suitable pet to have in an apartment. With regard to a rented house, then it is usually at the landlord's discretion, so you may eventually find someone willing to let to you. Good luck.

i had a dog in a rented flat and kept quiet about it,but was ready with a story that it belonged to my sister who was visiting that day.Depends a lot on location of flat i.e whether there are neighbours who will grass you up or whether the dog is noisy and will disturb people-you could try renting a mobile home if you have any near you,they may have different rules.Or you could make him a jacket that suggests he is a registered assistance dog !-but i guess thats not on really

cause people are retarded (landlords).. they think your dog is gonna poop everywhere and chew the house up and pee on it every minute of the day. i had that problem years ago, renting. they dont mind renting to people with kids, which will do way more damage than any pet ever possibly could.. including the pooping and peeing all over part..

Landlords will generally not believe you about pets and go by the assumption that your dog will chew and wreck everything. My answer is a little iffy but it always works for me,

Get your friend to look after you dog til you have moved in, then inform the landlord you have inherited a dog (ill relative maybe), nothing you can do about it but it will stay outside, and be apologetic for any inconvenience this might cause. Even offer to speak to the neighbours so the dog does not disturb them...

The landlord is very unlikely to ask you to move out if you have been paying your rent on time. .. as putting the place up for rent again will only cost them money. This will only work if you didn't ask the landlord if it was ok to have a dog before you moved in..

Its a crappy way to do it but sometimes you have no choice, I've had to do this so many times as most landlords say no to all pets full stop.

I had the same problem years ago with my dog. I ended up not mentioning pets at all and if they asked I said i had none - i got a house moved in with my dog - my landlord had no idea as he rarely visited so a few months later told him that my dad had bought me a dog to make me feel safe, as i was a single parent living alone. There was nothing he could really do and as i was a good tenant and the dog was fully trained he didnt even consider asking me to leave or the dog! Could you do the same? Good luck x
