jjp | Is there any way you can get out of a 6 month rent contract? |
I am privately renting a flat for 6 month renewed contract in April and for months have been looking for a house to rent because i have a daughter we need more space and would love a garden for the summer. What i want to know is:-
Can i get out of the contract?
I dont want to have to wait until October, i do need to give 4 months notice but am worried there there will not be any properties to rent at that time. |

The chances of being let out of a 6 month contract are slim to none, im afraid unless you are prepared to pay the rest of the remaining months upfront. Most agents and landlords will hold you to the end of your contract.
I would not worry about there being no properties, there will always be plenty of people with houses to rent, and as for your garden my advice is always think ahead when looking at properties and don't go in with excited eyes, make a list of requirements, what thing you require from a property, i,e garden/furnished/unfurnished/ whats the area like etc |

All you'll have to do is pay the landlord for breaking the contract. Im not sure how much it will be. |

Talk to your land lord and see what you can work out. May be the both of you can come up with something that will work out for all. |

He will probally try to keep your deposit. Maby you could arrange for someone to take over your existing place by advertising it. I f someone wants it you can explain the situation to your landlord and that you have someone who is ready to move in when you move out. He dosent lose any rent. Good luck.. |

A 6-month lease is unusually short. You are very lucky to have such a short commitment. Since you have to give 4 months notice, there is no way out in less than 4 months -- unless you pay the landlord the full balance of the lease. You can't sublet such a short term, even if the landlord agreed -- and any landlord who wants 4 months notice aint gonna agree.
You should have thought about all these things last month. Now you can wait until October to move. Be sure to give your 4 months notice. |

talk to the landlord....he may understand your situation and jsut keep your deposit... you can leave a lease whenever you want but you may have to pay off the rest of the lease and you will nto get your deposit back.... my advice is to talk to your landlord and exp-lain that you need more space.... |

I let my house out while I was in the army - by contract, even though the lease was for a year, my tenants only had to give a months notice to move (I would have had to give them 2 months) - check your contract - speak to citizens advice for additional advice as well x |
