Finding the value doesnt matter. What matters is what she is asking and if you are willing to pay $155000 for it then offer her that amount. Most people list their homes for a little more so they have room to negotiate to get the real price they want for it.

Get with a Realtor. They can give you all the info you need. And just because she's asking that much doesnt mean you have to offer that much. She's probably startinghigh to leave wiggle room for negotiation down to $155k

Hard to value it yourself unless you have a comparison, so it might be worth looking on the www.rightmove.co.uk website for other similar properties around you. I think the only way you could get a true valuation is by speaking with agents. You could always put an offer in to your landlord, as this would save him/her agency fees straightaway.
