DUSTIN | Is there anything I can do about my landlord? |
My landlord is connected to my apartment (there are 3 unit they are one of them) and when I first started renting they had 2 dogs, in the 3yrs. I've been there they got 3 more. they share a front yard with us and have there own back yard that is just theirs. now mind you they live in the same 2 bed room as me, my wife and son and have 5 dogs 3 kids and themselves (2) so they have so much stuff everywhere in the front yard and back. And when my son goes out front he steps in dog crap or my wife or myself at night when I take out the trash. Is this ok? Can they have there animals crapping in the shared yard? If not is there a link where I get this info to show them? I have a couple of other problems with the dogs and the landlords but I'll start with this. |

I myself am a landlord who lives in a three unit where I rent out the other two. However, I am clean and courteous and definitely think that you have a reasonable complaint. Unfortunately, unless there is specific wording in the lease to address the cleanliness of the yard, you can't do much. It is quite likely that there is something in there about how YOU are supposed to keep things clean, and the same should apply to them. This landlord clearly doesn't respect the golden rule of landlording (don't do to your rentals what you wouldn't have your tenants do).
What I suggest is filing a complaint with the landlord about them. They may be your landlord but they are also your neighbor and if it were the other tenants doing it you'd complain to your landlord about it also. What may happen though is that your landlord will feel entitlement, like "this is my building I do what I want" sort of feeling. If this happens, I suggest going to an attorney with a copy of your lease, just to have them specifically figure out what your rights are in regards to this matter. There are often municipal laws about junk and poop in front of a property. Tell your landlord about this, and hopefully they will comply. If not, you have grounds for legal recourse. |

You would have to contact the city. There are city ordinances that prevent people from stuffing apartments like that. If the LL is also the owner, theres not much you can do about the poop. If he is a LL and there is a property mgr or a different owner get in contact with them to letthem know about the situation. If all else fails you could always step in poop, slip and fall, and sue the owner of the property! |

in my state if its shared property he would have to clean up the poop. maybe there is a law about it in your state? look it up or go down to the courthouse and ask. |

Your situation seems deplorable. If your lease is up, I would move. In the meantime, there is no harm in talking with your landlord to discuss your concerns and see if there are steps he is willing to take to address your concerns. I would make sure you note the discussion and any resolution (if any). I assume that the dogs are also loud which I assume would violate the quiet hours (typical of leases). You do have rights to a quiet and sanitary living condition and if he is not willing or able to provide these basic conditions in my opinion, you have a strong case to break the lease and file suit for breach of contract.
I am not a attorney, but simply a landlord. From what you described, your landlord has no business being in the rental business. I suspect this is his first time and probably inherited the property.
The devil in me says that if you want to be a bit naughty, cook up bacon and pour the grease and bit of the bacon on some of the piles. The dogs will eat it up. If they are indoor dogs, the landlord will have a fun time dealing with that. |

A person had to put up with landlords when you rent any where. Get your own house so you will have something in a few years besides a hand full of receipts where you paid a landlord lots of money/

Call Animal Control (it's usually associated with the police department) and ask. Don't tell who you are, just a neighbor, and it's disgusting. That should be the end of the problem. |
