your state may have bond money with 0% down. Or use FHA with the Genesis Foundation program. The seller can pay your down payment AND closing costs.

You sure can buy a home with no downpayment, or 0 down. FHA will approve you up to 97% and allow for you to get your down payment gifted to you or what I do is help you qualify for down payment assistance and in this market I have been helping many clients buy their home at a great price with no money down.

It is very very difficult now to get mortgage without 20% down, would have been no problem a few years ago that is why we are in such a mortgage mess in the US

Before you even look at getting a mortgage, first see what you can afford in respect to you overall bills

Look into a FHA loan that requires only a 3% down payment. If you cannot save $2,250, then I beg to differ that you can sustain a mortgage.

My husband and I are currently working with Wells Fargo for a mortgage loan. We have excellent credit and could only get a 30 year fixed with 3 percent down as the least.
Although, if we can get the seller to pay 6 percent of closing costs, a program called Nehemiah will help pay the rest of closing. Here's a website for more info on this program.

Try getting a USDA rural development home loan. You don't have to pay a down payment with these loans and sometimes you can even have your closing costs financed too! Here is the website.
