I can't see there being a crash like the 90s in the major cities as there are so many people who haven't been able to get on the ladder that when prices drop they will seize the opportunity. This will bouy the prices up again. Prices are already dropping other places though. Take a look at www.propertysnake.co.uk, a database of reduced house prices across the UK. It's updated daily, and currently contains 121,398 reduced prices....

yes definately prices are going down...go to propertysnake.com and see how prices are falling...i used to be offered about 100 properties in Greater London a week to buy....these would be probate,repossessions...in this week, I have been offered 722 properties in Greater London...and many are buy to lets from landlords as the rents are not paying the mortgages and they can not get good mortgage products as banks not passing on the drop in interest rates..so with all this avaliable and banks asking for 20-25% deposits...demand is falling....demand was high bcoz of easy credit...not like that anymore....also no more self certifying to get mortgages like b4 when pple were just lying to get bigger houses..its not looking good..I wish I was wrong but I can see it coming....pple can't see it now bcoz employment is strong..but this is going to change..there are ggoing to be job losses this year and next year due to the economic downturn....the Govt targets to build houses are a joke....where are they going to get the labour..we don't have enough tradesmen to build for the Olympics as it is..another problem is we have higher credit card debt than anyone else...less savings than anyone else....so we have so many things stacked against us....many people are in denial...but it is coming... |

There is high demand but you have to consider the level of earnings. Prices can only go so high. Wages are not keeping pace with house prices, and now it is getting harder to borrow big mortgages.
A price slump is great news for anyone who wants to buy. It is not necessarily bad news for home owners. If a home owner wants to sell, and bought a long time ago, they are still looking at a big profit. If a home owner recently bought, then this is called negative equity - again this is not a problem for those who do not intend to move, only for those who recently bought and wish to sell (at a loss)
UK house prices are far too high and need to come down. The only other alternatives which could make them affordable are too painful economically (high wage inflation, high inflation)
Buying a house should not be seen as a way to get rich quick, but a long term investment and a RISK. Most of all, a house is for living in. Buying multiple homes and renting them out seriously inflates the price for all of us. |

You are right house prices is levelling out now as demand for them remain strong. Land for housing are in limited supply and demand for them are increasing in England. It is a country known for its peace, glory and prosperity.
If I am not mistaken the British government has budgeted more money to be spend on infrastructures for building, housings and projects for communications. |

It is already happening. House prices are falling because banks won't lend to risky customers. Too many properties on the market with everybody trying to sell before they fall further, and buyers not buying because they are waiting because the price they pay today could be cheaper tomorrow.
There will be no big bang of a crash, just a continuous fall over the next 2 years at least. |

The prices will come done, as more and more people will not be in a position to offer the asking price. The housing market has already slowing down, but a crash , I doubt it, unless other factors ,like US market crashes ,and this will have a devastating effect on everyone. |

they said on the news last week that here, NI, houses had fallen on average 20K - I think they'll not go down much further and just level off now. It's the variable mortgages that I think will really bite everyone UK-wise in the bum this year :/ |

Yeh, i think its going to crash.
You are right, there is a lot of people that want homes, but they want *cheap* first time homes so that means that all we are left with is expensive homes...
So what is going to happen is that people are going to get so tired of not being able to sell their expensive house that they will start to drop the prices and that will have a knock on effect.
Also, where i live, there was a lot of demand for house so they have just put up three!!! appartment blocks within 2 years... that is just going to saturate the market.
They are doing the same all over the country. |

Although we may see sharp drops in certain areas, I agree with you that there isn't likely to be a nationwide 'crash' in house prices for the forseeable future. As you say, there is easily enough demand to satisfy the supply.
Indeed, in many areas they will continue to rise for some time, although on the whole, they are starting to level out.
(Certainly can't make the easy money that you used to be able to anymore!!) |

What goes up must come down! Right now, people are either upgrading their own houses rather than buying (partly because of the Home Information Packs so wisely bought in by labour) or they are buying abroad to get better deals, also with the first time buyers unable to go anywhere near the housing ladder, people simply aren't buying here. So a crash has to happen within the next few years.
(May I add, that as a first time buyer I've got my pocket money ready and waiting!) |
