Is this a reasonabe offer on a house?
There's a house that is listed at $179,900 that we want to put in an offer on, is this too much to ask for?

-$169,900 offer
-Closing Costs Included
-All appliances included (stainless steel stove and fridge)
-Bar Stools for breakfast bar
-plus $2,700 to break our apartment lease

We have a couple of things working to our advantage that may help: The sellers have to move by November to start building their house, and they can't start building their house until there's an accepted offer on the house. Also, they're having a hard time selling the house (been on the market for 5 weeks with no offers) because they are advertising it as a 3 bedroom, but there's only 2 bedrooms (they counted the all-cedar jacuzzi room as a "3rd bedroom"). And to add, we're working with the sellers agent who will be making 2x the amount of commision, which in turn, will lower our offering price.

What is your opinion, do we have a GOOD shot at getting this house?
Additional Details
We won't be able to buy the house if the sellers DON'T agree to the $2,700 to break the lease, hence why it would be in the offer.

I would say you have a very good shot. Worse case they will counter offer. I would not think they would ignore your offer since it is pretty close.

It depends on whether other people want the house and what the area sales are like. Its got to be worth a shot...they may counter offer at a higher price or reject your offer. You won't have lost anything either way.

Yes, in today's market, that is a good offer. Good luck. Make sure you get a home inspection before you settle.

I say go for it. All they can do is turn you down, but your offer seems reasonable to me. It is a buyers market where I live and I believe it is a buyers market nation wide. My real estate agent told me that they are not expecting to see an improvement in the market until 2009!

If this is good deal or not will depend on the market, geographic location and comparable houses in the same area.
Appliances can be asked in the offer if they already have them in current home.
Bar stools don't sound like a problem.
Closing cost is good to get included.

Overall, it looks like a good deal but expect that a seller will come back with a counter offer too (where all of these may not have been agreed by a seller).

Always worth a try, i think you have a good chance to get it done. If worse comes to worse the seller can always counter offer and you can decide if you are willing to go for it or not. Make sure your financing is in place and you can show the seller that you are able and willing to buy the house for the amount you are offering, that will help in negotiation.

a couple of things,
The sellers agent is your agent? Then he must be a dual agent, most places don't recommend this.
All the appliances are going to you and they have to pay for you to break your lease? They would have to be very motivated.
The market is in your favor. 5 weeks is not a long time but it is a buyers market. Considering that I would have actually offered 20K less than they asked. It doesn't hurt to ask and they can counter offer. Your (dual) agent will try to get you to offer more saying that they would never accept your offer, don't let him. Remember he is making a commision on the sale price. The higher the better.

don't ask for the money to break your lease. thats your CHOICE... nothing to do with the seller of the house.

and... 5 weeks on the market is actually pretty short.

Using the same agent as the seller... BAD IDEA. You end up with no one really representing your interests. And the agent will GLADLY accept a bit over $7,000 in commissions all to themself.. rather than splitting it. (while laughing at the person who has no clue about real estate transactions)

considering closing costs and your expenses like breaking the lease are usually NOT part of a house deal, I would say good luck with that offer when you are also offering 10,000 less than their asking price. You may as well offer them 20,000 less without all the other junk listed. 5 weeks is not a long time in a soft real estate market. If they are only pressed by time to start building their new house, and are not moving out of the area, they are only slightly motivated to sell fast.

Take out bar stools and $2,700 for lease and they will accept it. The last two things might tick them off and they will say no. Trust me.

I would say everything except breaking the lease money- they may think of it as a joke and I wouldn't do it personally.

You may have a good chance of obtaining this house, my question to you is.............what finance company are you using to purchase this house? I would offer LESS...The market is in your favor right now, It is not unheard of to offer 20% less then asking price. I just bought a house that was listed at $409,000, I offered $365,00 and we agreed at $375,000....

20% less than $179,00 would be $143,200...That is what I would offer them
