Is this normal in a rental agreement?
We came across 2 things that seemed odd, but maybe it is normal.

first, they require that we have renters insurance. okay that is not weird. but then they let us know that they also have insurance on the property, and that on our renter's insurance we have to include them as additional insured. Does that mean that, in the event that something happens to our stuff in a fire, they get part of the money we get for insurance? Because that doesn't seem fair when they have their own insurance on the property.

second, they aren't really specific about it, but they say that if we move out before any "repairs" are made (by us) that would be necessary to rent the property out to other people, we have to keep paying rent until those repairs have been made. But this seems like they could just take forever to make the repair and keep charging us rent. Also, what if it is a repair that they should be responsible for. we are going to ask about this stuff at the signing.

The rental insurance is normal. The reason for them being a named insured is so that in case you accidentally cause damage to the property(IE a fish tank breaks and floods the apartment) they will be covered. Things like fire will still be covered by their insurance, not yours however theirs will not cover your belongings.

While requiring you to pay rent until the apartment can be re-rented if you break the lease early is normal, a clause that involves repairs is unusual. The time for repairs should not bet your responsibility.

The insurance means that they are insured on the same property, ask where you purchase your ins from exactly.

The second question does seem reasonable about if you don't leave it rent-able, but it might be a good idea to have them state a time frame. One month, two or whatever. They could do 6 month inspections to stay up on stuff so they see you guys don't tear stuff up and it'll be okay. Don't be afraid to ask questions and suggest additional clauses in the contract.

then paying rent until repairs made is really strange. like you said they could drag it out and out and out. They could also try to say that's money you owe them if any 'repairs' are needed. Be sure if you do move there, first take pictures of each and everything as soon as you move in ,and a checklist of everything, however minor that is messed up. then when you go to move, take pictures of everything again, and make another checklist of anything that needs repaired. Also each and everytime you contact them to do a repair, make sure it's documented, and also how soon they said it'll be done. They could totally try to screw you with that part of the thing, so make sure you do everything right!!!
Call and ask an insurance place about the other!

Well I don't know about the first part but the second part is weird. in any case you don't want to move out and still pay a rent under any circumstance. So yes it's weird and that part needs to be changed. go to google or yahoo and search for non profit organization you might find something local

The renters insurance requirement is normal..but they normally don't check it. I think it is more to protect them for reimbursing you for your property should somthing happen because of ill repair on the electrical system or something. Call a local insurance agency and talk to them about additonal insured. That may be a state or local thing. I'm not familiar with that!

I've never heard of continuing to pay rent. I would want to add an additional clause in there to limit the amount of time being charged, too.

regards the renters insurance... I am being sued by My tenants mother that "FELL" on the bottom of stairs. They are suing for over $200.000 and My insurance says they will collect something. My lease says they must have insurance, but still she is suing. While I have a million dollar policy, it has taken it's toll on my and my wife. Maybe this will help you understand the insurance a bit. Also if you burn the place down. Your renters insurance will pay the landlord for the building. Or the LL's insurance will just sue yours. Happened to one of my apartments when a Pop Tart caught fire and burned some of the kitchen cabinets.

Repairs take a bit of time. I get 5 days at the end of a lease to refurbish a unit. It works well here, Gives me time for paint, carpet cleaning, or changing. Washing windows, and cleaning the kitchen and bath. Everyone says they left it better than they find it, but have had to spend hours cleaning tubs and toilets, not to mention repairing holes in walls and doors. Your lease is just a bit more specific. Judge AMY had something on like this last week. Same if you don't allow the LL to show the unit, you are responsible for rent till it is rented, after you move out.

Edit... GW said no insurance should be required,, Many of you will remember on Nash Bridges show when Joe was trying to get a place and just had to pay the deposit and show Insurance certificate.?? This is normal in many of the "better" units around.

Rental insurance is actually a good thing there making you. Because it protects basically everything in the home. Not to strange like you said yourself.

You do not have to include the property as beneficiaries.
You may or may not have renters insurance to protect:
YOU and All your Personal belongings. The property will repair and/or replace the building when destroyed. The property will not be responsible for ANY of your personal belongings, YOU, your guests, or your car. The property does NOT get any moneys for damage to your "CHATTEL"...personal property. They are trying to hoodwink you. Repairs or damage by you is taken out of your rental deposit. If damage is over the amount of deposit, the property can litigate for those WELL documented damages.
You only keep paying rent if you move out and do not turn in the keys. Having keys denotes taking possession of the apartment. So YOU go with an agent/mgr of the property during the move-out inspection and TAKE your own photographs. TURN-IN the keys. Be kind enough and allow them to turn down a copy of the photographs. Get a signed copy of the move-out inspecton sheet. Do not let them take advantage of you.

That doesn't make any sense. Rental insurance will protect your possessions in case your neighbor floods the building or there was a fire on his stove. The landlord doesn't need to give you anything. If a car drives through your apartment, you go after the driver. I would ask an insurance agent about adding them. Apartment insurance is @ $200 a year.

If the landlord has to make any repairs, he literally has to prove you did damage and what it costs for him to have it fixed. He can't take a couple of months to fix it. If he wants to you sign an agreement, make sure you agree on everything because your signature is legally binding. Think Judge Judy...

Rental insurance covers your belongings in the house, their insurance covers the house itself. The landlords insurance will not cover your belongings.

The repair part should just be any major damages. Basically when you move out they should just have to clean and get new renters in. If you leave before your lease is up then you could have to pay while you are not living there.

No this is NOT normal. You should not be made to get rental insurance, especially if they carry it themselves. Secondly they cannot make you keep paying rent until all thngs are repaired. The only thing they can do is keep your deposit, if they require that. Before you sign ANYTHING go over the place first, write down all things that need fixed or need attention. OR anything thats in doubt. Make a copy for both you and your landlord. The one thing you need to make sure that you do is give them a 30 written notice of your intent to move out when you decide to move out that is. I am having to rent right now myself and our landlady is a total b**** I have gotten into major arguments with her in the front yard. Her problem is that she will not fix anything period. If she decides to fix anything she does not fix it correctly. in fact I am getting ready to take her to court. By the way does anybody know of a website that I can go to so that I can file a complaint on her and her property so that the next time she rents this place out she will have a hard time renting it because it will raise a "red" flag so to speak to any future tenants?
