Purple Frog | Is this the landlords responsibility or ours? |
Our rented house has an awful problem with mould. The bathroom especially as there is no window in there and just a small ventilator. We constantly need to keep cleaning all the mould off and we have a dehumidifier running - which isn't cheap to run or buy. We try to crack some of the windows open but in winter that's not easy. We have an inspection soon and the bathroom is a bit of a state - while we can clean the mould off the walls and roof ok, the grout around the bath is black and we can't clean it so it needs to be re-grouted.
My question is - will the landlord blame us and expect us to pay for it or will they take the blame? I heard there is a type of grout you can get that is mould-proof and they obviously haven't used this.
I also resent paying for the dehumidifier and constantly having to clean things (including all my clothes in the cupboard that go musty smelling). Much of this happened before we knew there was a problem (like it started behind bookshelves where you can't see there is mould) so it took us a while to get to grips with controlling it. Thanks |

If I were your landlord I would not be happy that you hadn't reported this to me as soon as it started happening. It is rather silly resenting the expense of a dehumidifier if you have not given the landlord a chance to resolve matters. Personally I would expect a contributuion from you for exacerbating the damage without giving me a chance to prevent it. Landlords are not clairevoyants. |

You should have informed the landlord immediately when you found the problem. Don't look for any more answer from here. Call the landlord now! |

Im not 100% certain but I do think it's the landlords responsibility to take care of his property. Perhaps you should have notified him of the mould problem when you noticed it and asked him to get it fixed. You have done your best to prevent it so you shouldn't be blamed for it. Google 'tenant's rights' and you should find your answer there. I hope ive helped. |

It is the landlords responsibility because there is not proper ventilation on the house.
That said, it is your responsibility to let them know there is a problem. Before you bought the dehumidifier you should have called them and told them of the problem.
They need to get a contractor out to put in proper ventilation and re-grout.
Contact them before the inspection so that they are not surprised. They may get upset because you allowed the problem to get worse by not calling them. They could legally ask for you to pay a portion of the repair costs.
EDIT: Stopping paying rent or just moving out like some are saying is ILLEGAL! If you stop paying rent, then you will get evicted. If you just move out then you will lose your deposit and if you are breaking a lease then you will also get sued.
Too many people on here do NOT know the laws! |

its your responsibility, all consumables are your responsibility, if there was a problem with the hardware or anything didn't work then its the landlords. You knew it didn't have a window so having excessively long showers is also your choice. People who rent tend to be very careless and abuse what they are given in good faith. Why could you not have whipped the water of the grout after a shower or bath like you would have done if it was your own home. You must have had an inspection about 6 months ago so shows how dirty and unclean you are. And offcourse your going to get behind shelfs if you dont ventilate the house by opening windows and doors once in a while..
I feel sorry for you landlord, he seems to have got a nightmare in you. |

"I heard there is a type of grout you can get that is mould-proof"
If there is I wouldn't mind getting one.
My bathroom has no window or even a ventilator (Not rented house, it's my own house).
It is the landlord's responsibility, it's their property. |

i cant beleive some of the answers on here, blaming her for the mould. The property sounds like it has a damp problem... how on earth can that be her fault. I feel for you chick... i have had similar experiences with damp/mould and my landlord usually "trys" to sort it out! i hope you sort it soon |

I'm wondering if you have told the landlord? When you first saw it, you should have called immediately, to let them come handle the situation and fix it. If you haven't told them, there is more serious damage done now, and if the owner took pictures of the house before you moved in, which almost all do, they can say that it was not like that before you moved in.
To me, there are steps you as a renter need to take (I've done it too) just to help out in taking care of the home you are living in and paying for monthly. I found this on the internet below, and it has great pointers for controlling it and preventing it. Hope it helps!
"Your bathroom is one of the most wetted rooms in your home, and therefore is one of the rooms where mold is most likely to grow. The fact that heat and moisture are frequently generated in the bathroom promotes mold growth as these factors provide great conditions for mold to grow and flourish. Prevent mold in your bathroom is vital for your health and for the way your bathroom looks. In addition, if neglected and due to optimal growing conditions, bathroom mold is likely to spread internally through walls, ceilings, and floors, leading to an extremely expensive remediation costs. One of the key factors for bathroom mold prevention is frequent inspections to prevent water damage that can lead to mold growth. The first step in mold prevention is keeping your bathroom dry and airy. Use a humidity meter to check humidity levels before and after showers. Be sure to keep humidity levels below forty to forty five percent. If you allow adequate air circulation, your bathroom humidity levels should drop below 45 percent within 5-10 minutes from the minute you finished your shower.
Shower and Bathtub Maintenance
Keep the bathtub, floors, walls, and ceilings, clean and dry at all times. To prevent mold where it is very likely to grow, be sure to stretch the bathtub curtain after using the bathtub to allow equal and complete drying.
Air Flow
Allowing air flow and air circulation are key step in keeping low humidity levels. The basic technique and the simplest is to open windows and doors right after taking a shower to allow air to free flow and remove excess moisture. If you didn’t install an exhaust fan yet, do so as soon as possible as this is a great tool for bathroom ventilation. Turn on the exhaust fan while taking a bath or shower and leave it working for 5-10 more minutes after finishing using the bathroom to allow the bathroom to dry completely. Confirm that your fan exhausts outdoors directly.
Day to Day Maintenance
Day to day maintenance is important to prevent water damage and mold. It will also help detecting problems before they become a large scale disaster. Drains must be kept in good shape. Allow the bathtub to drain completely and by removing all debris and using drain openers from time to time. Create hard surfaces on your bathroom walls using semi-gloss paint. It is harder for mold to grow on these type of surfaces. " |

Until the problem has been looked into by an expert, nobody can say who's "fault" it is. It may very well be a problem with the roof, guttering, flashing. And it may be that the problem is both the landlords and something the tenant is doing. I am not apportioning blame.
Firstly you really need to put the complaint in writing to the agent before the inspection, put all events down. Say about the humidifier cost of buying and running. Also call the local environmental officer at the local council, they may well come round and do an inspection.
But you should have called the agency as soon as there was a problem. The landlord does in fact have a grievance towards you in regards the lack of information, thus possibly causing further damage to the property. |

It's the landlords responsibility - highlight the fact that you are constantly having to clean the mould. Has it damaged any of your property? (You mentioned the bookshelves).
Don't be apologetic at the inspection - this is a genuine reason for you to complain to the landlord - not the other way around. |

If Anything...

I'm not sure where you live, but I know here in Arizona I had to go to downtown Phoenix and file a complaint for a leak in the ceiling which was causing mold in the ceiling & water to accumulate all over the kitchen floor. Its called the Landlord-Tennant Act or something similar to that. The representative I spoke to gave me a sheet to fill out, with all the information on it as far as who's the landlord, their phone number & the address. On that piece of paper you're suppose to list all the discrepencies, anything & everything that you feel needs to be fixed. Once you fill it out, you're to serve the landlord with the paper & s/he has 5 days to comply with it & fix it, or make some other arrangements w/ you as to how to resolve the matter. They then have 5 business days to fix everything you've listed that needs to be fixed, if they don't comply you can break your lease legally. Again I don't know where you live, this actually happened to me a couple days before Christmas. They moved me out & all my things to a different apartment & I only had to pay $300.00 for January's rent, rather than paying $950.00 like I usually do. I'd start by looking into what they call here as the Landlord-Tennant Act & go from there. |

the blame can be sorted easily, all it takes is a surveyour who will be able to pinpoint the cause |

Take pictures and send a letter to the landlord about the situation this isn't your doing there is something wrong with the house itself. Make sure you make copies of all pixs and the letter and mail a copy to yourself to date it by the post office (dont' open it) if there are issues after you move out you can give the letter to your lawyer as proof this was an ongoing problem not dealt with by the owner. |

This is entirely the landlords responsibility.
Its his house, and your only paying to stay there - Its like a long term Hotel.
If you checked in to your local Travel Lodge and you found mould, would you be expected to pay for it to be fixed? No ofcourse not. |

I'd bleach the hell out of it before inspection and mention the mold is a big problem. Ask he can re-grout using the mold resistant stuff. If he refuses, bleach the hell out of it when you leave. |
