If it will be your home and you plan on living there for several years then.....look around at the homes available, find one you really like.
If there are no other buyers to compete against you then you can negotiate hard and get the one you really like and get it at a great deal.
When your market improves, the better located homes will improve the most. If the market goes down, the better located homes are hurt the least. If there is a section of the market that is drastic oversupply I would stay away from that section- They will never sell well. Find an area or development that is very nice but is only hurt because of the surrounding market.
If you wait until most people tell you to buy, then by definition that will mean that prices have started back up. You have to take some risks in this world. |

The home insurance market in the Gulf States are in a flux right now. Before you even consider buying, do some research on what is available with home insurance.
It isn't about the "market", it's about you. And you need to get some books on buying/selling property. I recommend Robert Irwin to start with.
Why you are buying matters. Where you are buying also matters. How you buy property is also extremely important.
Find a realtor you really like. Interview several and comparison shop for realtors. |

The time is not right for investing, but you are not investing.
I would find a realtor and have tehm shop around for a good deal for you. It sounds like you have plenty of tiem, so if it takse 6 months for the deal to show up it is not a big deal.
In CA there are housing going for 50-60% if their value. Not every house, but some. A good realtor will find you a gem.
I recommend that you choose someone in the business over 20 years. They went through a simular market and kept thier career going, that is the one you want. There are tons of agents out there right now who simply rode the wave for last few years and actually have no negotating skill at all. |

No one can really predict the future for sure. But it is definately a "buyer's market" right now. If you have the money to put down on a house, then go for it! |

Timing is not as important as finding the right deal.The Florida market is a little slow right now but you still need to find a seller with the right motivation. Be prepared for high insurance rates because of the hurricanes which is why many people are moving north toward Georgia and N. Carolina. Some of the older folks have decided to move closer to family as they get older which is a good motivator. |

It depends on whether you want to gamble.
Currently, this is a buyer's market with plenty of inventory, good interest rates, and motivated sellers.
Whether this trend continues is anybody's guess. |

Right now its really a buyers market. In other words there are a lot of houses on the market and very few people buying. But, because of the recent trouble with subprime loans and the subsequent foreclosures, banks aren't comfortable with giving out high risk loans. If you have good credit, reliable income and about 10-20% to put down, nows a good time to buy. |

south florida is starting into a slump right now and if you wait until next spring i think that will be the best time. Prices should level off if not drop a bit. Interest rates should remain low at least until then. I would wait until Spring. |

We all know houses are cheap right now. No one knows what the market will be like in 6, 12, or 18 months. That being said, there are a lot of experts providing free information, statistics and projections on a regular basis. While we may not be at the very bottom of the market, no one knows where that bottom is. We're close enough to the projected bottom of the market that I wouldn't try and wait for another .5% or 1% drop in market value. |
