If you just stop paying them, it may well sort itself out.

However, I would suggest trying to sell the house. You may not care about money, but having some of it about can be useful at times.

technically it already is thiers until you have paid off the loan.
You cant just give it back.
If it gets repossesd and they cant sell it for the amout you owe, you still owe the difference.
Getting a mortgage or loan again will be a lot more difficult.
You need to sell it or rent it out

try selling first. but yes it is called a deed in lieu of foreclosure but it will kill your credit for years and you will not be able to buy again for not less than 4 years unless the rules change and if that happens it will be longer time frame

Don't just give up. I can't believe you hate your house. You probably hate the stress associated with paying the mortgage in difficult times.
Give some serious thought to alternatives. What about a lodger? The 'Rent a Room' scheme allows you to earn £4250 p.a., that's £354 a month off your repayments, tax free! Lodgers have no security of tenure, so if need be you can wave them goodbye without complications. Choose very carefully and you may have a good friend, or someone who is hardly ever there if in full time employment. Some lodgers only want 5 days, so you don't see them weekends.
Have a look a www.spareroom.co.uk. Also you can download simple lodgers agreements for free which helps to lay down the ground rules.
There is always a better way than jacking it in. That usually leads to greater problems.

its call deed in liu of foreclosure. From your credit standpoint lenders will look at that the same way they look at foreclosure. Your credit score will still be destroyed.

With the lender's agreement you can do a Deed in Lieu of Foreclosure. However the affect that that will have on your credit rating will reverberate for many years to come as it is STILL a foreclosure as far as your credit rating is concerned. About the only thing that it will do for you is clear any liability for any shortfall on the foreclosure sale. And again, that's if the lender AGREES to the process.

Merely not liking your home is probably the worst possible reason to walk away. It's one thing to walk away when forced to by economic conditions simply to survive. It's something entirely different to do so merely based upon the fear of something that may never come to pass.

If you walk away right now you might be able to find a rental that you can get in to, but in a year or two when it comes time to move again you may find it difficult or nearly impossible to find something decent with a reasonable landlord with a foreclosure on your credit record, ESPECIALLY if it appears that you didn't have a good economic reason for waking away.

About the ONLY way you can get through a DILF is if the numbers are weighted HEAVILY in the lender's favor. I've got a 45% loan-to-value on my home and I seriously doubt that the lender would have any problem with a DILF in my case. Even with depressed values locally, they'd come out ahead in the end. Of course I'd need to have my head examined if I did that since I could put it on the market at a "fire sale" price and have a sale in a few days and STILL have a pile of cash in hand once the dust settled.

Like it or not, your credit rating is with you for the rest of your life and if you decide to tarnish it you could seriously affect your choices/plans for the future.

Look to sell (could be difficult)
Move out and let it.
find a lodger.

The house is an asset so dont just give it back. Sell it or rent it out. If you are struggling to pay the mortgage you may be able to cut back on monthly payments to unsecured loans or credit cards if they were taken out before 1 April 2007. Get help at the website
