Its first time Im going to be showing potential buyer some homes, What should I do to prepare?

I realize that I am selling a home and what not, I should have clarified. Like what should I put in the Buyers packet, should i get the guy under contract, what should I do?

I'll keep this basic:

1. Print out information sheets on each home that you will be showing the buyer.

2. Make appointments for each one.

3. If you are not familiar with the neighborhoods, do a drive-by the day before so you know where the homes are.

4. If the buyers like one of the homes, do a market analysis on it to see if it is overpriced, underpriced, or "just right." Based on this, you can help your buyer know what to offier.

5. You really need to get instruction from your broker on the rest. For example, what the laws of your state are and whether you need a buyer agreement in place.

~ have to agree with Robert on this one,,,,,,,,you are selling a "home" it could be where your clients may spend the next 20/30 years or longer,,,,,,,,,,look out for the benifits of your clients,,,,,,,always remember that word of mouth is the best advertisement,,,,,,,,let your clients have trust that you are looking out for their benifit and they will let others know " your the man" to see when buying/selling a " home",,,,,,

Having been a buyer of a few homes I know what questions I ask. How many amps in the electrical service? How are the area schools (I have kids)? What percentage of the homes in the area are rental? Whats the crime rate? What will likely be the property tax on the place? Is the buyer reserving any of the fixtures? Are there any planned special assessments? Are there any easements that will restrict future land use? What have been the utility costs for the past three years? Is a buyers warranty available for the hvac and hot water heater? How old are the shingles? Is there more than one layer of shingles? Was there a home inspection done by the home owners when they bought the place? If so, can I see it? Does the house have any foam insulation? Has the house ever had a fire? Has the house been the scene of a crime or homicide? that covers most of my questions

Well no buyer's agent is going to know the answers to all of fiftycent's questions for every house they might show a buyer. If the buyer is really interested the agent can find it out.

And you're right - they don't teach this stuff in school.

Spend some time getting to know the buyers, if they have kids provide info on schools, parks, etc. If they commute by bus, have info on the routes. There are lots of things like that. I don't deal in areas I don't know. I also don't mess with buyers that I don't have a contract with - they can waste someone else's gas and time. I don't do the contract at first meeting, but soon after the first outing.

You aren't selling this house, you are establishing a relationship with these people. You want to listen very carefully to what they think is important and you want to observe their reactions carefully. This is market research for them and it is going to let you narrow the search down. After you leave a house ask them what they liked best and least.

You are esentially just showing the house, not selling it. If it's the right home, the buyers will know. You get a feeling that it's the right one. Help the buyers envision themselves in the home. As long as you are showing homes you think they will like, the house will speak for itself.

You better refer your buyer to a COMPETENT agent. Sounds like he's in trouble if he sticks with you!

Are you a REALTOR b/c this stuff should have been taught. Get there early, turn on all the lights(brightness makes it happen) Remove all personal items as buyers can not see their selves in someone elses homes. Remove all clutter as clutter is a distraction from the home.The number 1 rule is what is going to distract my my buyer from making it home? FIX IT
