skibut | Just bought my first home and moving in soon. Who pays the previous tenant utility bills? |
I am concerned that I will have to pay any electricity / water / gas bills from the previous owner when I reconnect the utilities.
This is my first time moving out - so just tight for cash... |

You will open your own accounts with utilities in your own name. The prior owner will not affect those accounts.
You might want to call them in advance and determine what if any deposits might be needed as well as advising them that you will be the new property owner.
Good luck ! |

If the utilities were already on, you need to have them turned on and back on in your name and you are not responsible for their bill. |

You will switch those utilities to your name and the old owners are responsible for thier own utilities. |

The previous owner is responsible fore their own bills which should have been taken care of at closing out of their proceeds. Check with your agent for local custom. |

Call the utility, have them do a final read within a day or two of closing, and have them switch the account to your name after they do the read. |

You should have contacted the utilitiy companies the day you moved. If you have not done that, do it immediately. |

Prior to your move-in, the utility companies will take a reading for your start point, then bill the former party thier share. |

Electric and gas bills should be paid by the previous owner but water/sewer is considered part of the house and when we recently sold the amount owed was paid by us (the seller) at closing. The buyer had done their homework and had deducted EVERYTHING possible from our final payment check. We had gotten a town welfare payment 4 years earlier of $600 that had put a lien on our house, we did not realize the lien was even there. Sure enough at the closing the $600 was deducted. Maybe our realtor was aware of these impending deductions at closing but we sure were not! If you are using a realtor ask them to look into all of these things for you. If you are not using a realtor do some checking for yourself. |

They should be escrowed when you close. If you have a real estate agent, they can and should explain that to you. |

Id call and ask.
I only say this because I rented a house once and had to pay what was owed on the electric bill. The utility company didnt care who was in the house or that I was a new renter. They just wanted thier money. But since you are purchasing, it may be different.
Good luck. |
