Just received an eviction notice please help!?
I've lived in my apartment for a month now and about two weeks ago we had a birthday party. There was music playing, but for the most part it was not too rowdy. The next day we cleaned up the porch, all the cigarette butts and stuff. None of the neighbors complained so we thought it was fine. Well today I come home to an eviction notice. So I went next door to talk to my landlord, and she said we destroyed flowers and "smeared pizza on her door." We never even had pizza!! I explained to her that we're definitely not partiers and did apologize if it was too loud. I promised her that it was the first and last party we would ever have but she was still angry and told us to look for a new place. We've paid all our rent and utilities on time and she said there's never been any problems besides this one party. We are the youngest tenants in all the units (in our early 20s) and she says we're not mature enough to live here. I feel like she's discriminating because we're young.

Any advice or help please!? I live in Michigan.
Additional Details
We signed a one year lease. And also- I didn't know that having friends over made you "immature." Haha, I think she's being more immature than us by not even talking to us and just slamming us with an eviction notice.

OK.

Keep paying rent, tell her to evict you. Eviction is a court procedure, go to the hearing. Tell the judge how immature you think your landlord is and see what is decided.

Either you stay until your lease expires or you have 5 days to get out and will have an eviction on your record.

If you have no lease, you can be requested to leave with thirty days notice. Apparently you annoyed the landlady more than you thought you did. Sad to tell you, but immature adults are not covered by anti-discrimination laws.

Learn from your experience.

Follow up: It's not having friends over which makes one immature. It's inappropriate behavior and noise which does that. Read what you posted. This tells us a LOT.

I never stay where I'm not 100% welcome. No big deal, I'd move to a new place that is more in-tune with my life style.

I can't believe that she would evict you for just this one incident. During this month of tenancy, have you had an unusual amount of visitors over that may have been a little loud at times. Do you play your music maybe a little too loud at times. Maybe she has gotten complaints from tenants that have been with her for a long time. Long term tenants carry a lot of weight if they complain about something enough. Usually, a landlord gives a written warning before they just spring a surprise eviction on someone. It gives the tenant a chance to redeem themselves. I actually have a lot of tenants in their early 20's that are great. I don't think it is age that matters, it is the maturity. I don't really think you can fight this. And even if you could, it would be a very strained relationship between all of you and the landlord. You would have to walk on egg shells (so to speak) the rest of your tenancy. As much as you don't want to, I would just move out.

she has to take you to court to evict you if you have a lease. if you have a month to month lease, she only has to give you a 30 day notice. if you have a longer term lease, she can't just give you notice to leave. talk to her again and be nice.
on the other hand, look for a new apartment because she will find other reasons to get you out. you will have to walk on eggs. if you know what i mean.
you are young and should be able to have friends over once in awhile.

Depends on the terms of your tenancy. If you are on a month-to-month lease, you're screwed; the landlord can deliver a 30-day notice to quit for any reason -- or none at all. If you are on a fixed term lease, you could fight it -- but the game might well not be worth the candle. My advice: move. An idiot landlord will have to put up with unnecessary vacancies -- which is appropriate.

You have to look at the terms of your lease, if you have one. Does it have a remedy like mediation for disputes such as this? Otherwise, it looks like you're packing. You're not being discriminated against because you're young or for any other reason. The landlord wants the place to remain nice, and it's a quieter building than you thought. There's more to being a tenant than paying your rent on time. Put yourself in her position--she took a risk renting to you, and you blew it.

Think about taking her to court or a mediator since she is making you look now and didn't say you had till the end of the month or anything....

Dont get run over fight for some time or something or even the place since you didnt mess anything up.

Or just cut loose now and not put up with someone like that

TEll her that she can't evict you. SHe has no legal rights to evict you. FUnny enough leases protect the renter more than that landlord. As long as you pay everything on time you can not be evicted unless she takes you to court and that would take months. Then once the court issues the notice of eviction a sheriff needs to be the one that throws you out. Tell that you are staying because it is your right.
