Here's what you do....go on your states gov website. look up the real estate laws for your state. don't tell him you are doing it, don't threaten him when/if you find out he's in the wrong. Just contact a lawyer if he's wrong and be come and compliant.

Then sue the mother living shite out of him!!! :) (I am a real estate agent....i want to say he's in the wrong by federal standards but you state laws may be a little different when it comes to landlords and renters so they would override federal. Just when you type in the search engine type : real estate law landlords and renters. There's a section in the your state statues that's dedicated just to landlords and their renters)

Good Luck!

not true lease agreement is in place for reason contact a atty that handles landlord/tentant situations to reslove. You dont have to move just call atty..
You cant get home owners insurance on a home your name is not on deed as well as property taxes in contract did you agree to pay them?? Most are due by Jan then incur finance charges. Call local tax/deed office. About eviction it is illegal you have contract in place and he will have to honor. Call a atty and you can sue them for wrongful evictions and illegal eviction.

Plus fo ra 30 days fviction it has to be filed in local court and you will be served with papers. He has to show court why you are being evicted and you can go to court and fight

The_answer_person
I suggest you put in tenant rights for ( your area) in Yahoo search. The laws may be different for each state. Good luck!
I found these two sites but am not sure they will be a great help to you.

By the way, in most states it is 30 days and if you have children it could be even longer.

What does your lease and contract say about the insurance and taxes? Does it say you have to insure the place and pay the property taxes? If it does, did you?

If you agreed to pay these items ... then you must. There is no law that prohibits your landlord from asking you to do this, and no one held a gun to your head to get you to agree to doing it.

If you don't abide by the terms, you can be evicted but first they have to give you an opportunity to cure. They also have to go through the court to evict you. You can't be tossed out without a court order period. It sounds like all you got was a notice.

Get legal advise. He has to legally evict you or you can sue.

it depends on the situation. some states, the owner can give you 24 hours. It really depends . Talk to an attorney.

axel_jose187
CONTRACT!!
Please tell me you signed one. What ever is in your contract is what you should always go for. If he says it doesn't matter then he's full of sh!t, you are required by LAW to follow contracts..that's what they're there for.
If he's the one that breaks it then you can take him to court.

rhymingron
Read your contract then see an attorney. Do it now.

Property Taxes? Isn't that the states job to make you pay, not a landlord? Good luck!

It sounds like you have lease purchase option contract in place. If that is so, your interest go beyond tenant/landlord relationship. For example, if you're in California and your non-refundable option fee is greater than one month's rent and if any of your rent is applied to the purchase price of the property, then the owner cannot simply evict you or kick you out because you are more than a tennant. Consult a lawyer or tell him to go pound sand and see how he reacts.

Also, doe syour contract state that you have to wait a year or you have up to a year to purchase the property?

Regards

It will depend on what the contract states. You should talk to a lawyer.

Contact a Real Estate Attorney. Thirty days for eviction in Arkansas.

rdee
If you are not buying the house you do not have to pay taxes or insurance that is the landlords job. He is suppose to give you 30 days not 20. Ignore and he will take you to court and the judge will give you 30 more day or even more.

He has to give you 30 days written notice. NOT VERBAL.

Are you talking about a lease with an option to purchase? If he still owns the property, he is responsible for paying the insurance and property taxes. Even if you have an agreement where you agreed to pay those items, his insurance company and tax collector won't care because he's still the homeowner of record.

I would look up housing laws in your area. The standard for most renters is 30 days. If there's something in the contract that's not meeting the minimum requirement under law, then he has a problem.

The Advocate
If you can avoid process server, you can probably stay 6 months,
and you can stay 3 anyway and not pay any rent. It will take that long for him to get you out. Be sure to go to court anytime you have a hearing coming up on the matter, do not miss a court date ! Change the locks and "hunker down" for 3 months. Tell the judge what a hardship this is and tell the judge about the owner's verbal representations in the beginning.
