if i was sure i could get planning permission to build a house on the land then i would buy it. it wouldnt cause too much hardship living in a mobile home while you build your new house and you could take your time on the build. |

Depends how much it was going to cost you. Land seems like a good buy at the minute especially since the housing market is so slow. So i would take the land. Just check you have planning permission to live in the caravan, and compare the price with similar plots - you would be surprised how much they can vary across the country. |

I read your question previously, as you only have a 30% deposit, you are going to need a specialist lender ( due to mobile home) you won't get a standard mortgage. Self build mortgages work differently, they do lend on land and build, however normally against equity in current house, which is sold after building (to repay the loan) - then you remortgage on new built property, www.buildstore.com (accelerator mortgage) explains in more detail, there are other self build mortgages but this is more flexible than most! They are often over a shorter period as once you've built , you refinance.You'll find it difficult as mobiles depreciate, rather than appreciate in value after a number of years. a self build sounds more realistic as the loan is split between land and build costs. You need to work out whether you can afford the land and build costs and whether your finished property would value at what your toatal spend is!
If you don't have a long held desire to self build, it might be easier to buy a house and perhaps see if you can rent the land from the owner for your horses, there may be agricultural ties and planning restrictions, check those out at the council planning dept, before doing anything - it doesn't cost anything and they may be able to tell you on the phone of any restrictions that apply, agricultural ties are notoriously difficult, not to mention costly, to get removed or changed. Easiest route would be to submit an outline planning application - very basic (anyone can do this) that should tell you yea or nay to building a permanent dwelling on this site! just depends how serious you are about it, whether it is worth your while!

I'd speak to the planning department to see if they would grant permission to build a house.
There may be a mobile home on the site, but that does not guarantee that you can live in it. It may only have permission to store it on the land.
Councils can be very strict in some areas, as a friend of mine discovered. She bought a piece of land with an old shed on it with the intention of knocking it down and building a house. This was turned down flat, so she asked to put a mobile home on the site, hoping for planning permission later. Again they said she could only store it on the land. An expensive lesson to learn. |

You need to check the deeds, but (if your uk) you'll probably find you cant live in the mobile home all year round. |
