I just moved out of my apartment 2 bedrooms 10x12ft a 10x15 Living Room and 6x12 Kitchen and 5x8 bathroom (approx). The only damage to walls was finish/picture frame nails left by the previous tenant. I just recieved a bill from my landlord for 12 hours @ $30.00/hr ($360.00) and $115 in paint cost. Does this sound even reasonable to anyone? Additional Details I lived there for one year, there was no damage to sheetrock only several small holes from pictures/tacks left by previous tenant. He is trying to charge me for stripping and waxing the floors (fake lenolioum) which I mopped clean with bleach, and repainting all walls. |

The paint comes out to about 5 gallons, which would be 1 gallon per room. So the paint cost is right on the market.
It takes time to trim each room then paint, so 12 hours for 5 rooms sounds about right also. If he contracted the work out and $30.00 is what they charged him, then thats what you pay. If your landlord did the actual work, some states have it where the landlord cannot charge for his time. That you can check into. |

Hi,
Before anyone states that "normal wear and tear" includes painting please tell us how long you were there. I had tenants that lived in one of my units for less than three months. I had just redone the apartment prior to their moving in. They destroyed the place, and I needed to fix Sheetrock, repair doors, and repaint the whole unit, so maybe the charges might be justified? Maybe not, but only you know for sure the damage you've done. Don't expect to get cut any slack if you damaged the place. |

No..how long did you live there? after a certain point he can not charge you to re-paint the apartment..It's called normal ware and tare..Look it up on fair housing security deposits for your state..If anything sue him for the deposit..Please I hope you have pictures... |

No. If you have the lease agreement you signed when you moved in, read it close. They might have something written in there about damage costs. Where is your security deposit? Second, if you happen to have taken any pictures while you still lived there look them over. Might help to prove you did not damage things. Third, you have rights as a renter. Check to see if there is a local renters rights-type organization around. You can also call your Congressman.
Please call the former landlord and ask about the bill. Don't say "I'm not paying" or anything like that just ask a few questions and write down the answers. If you don't have a copy of the lease request they send you a copy to review. And there is a chance this landlord might have a past of trying to bully people into paying for things they don't need to pay for. Ya gotta stand up!!
As for the damage left by the previous renter, if you did not report that when you moved it, or it was not noted in the lease somewhere, you are out of luck on the damage. |

no he cannot charge you for repainting the apartment after you vacate. that is considered normal wear and tear which he must paint and prep the apaartment for the new tenant. he cannot pass this charge onto you. its his duty to repaint for the next tenant after you vacate. take him to small claims, u can recieved up to 3x the amount bc of his absurd over charge |

Unfortunately, landlords don't have many regulations regarding what they can charge for their own labor. You can try to contest it in court, but you will have to pay the court costs to do this and it may not be worth it. Best of luck!!! |

No way...what the heck was he using? Versace paint and a gold paintbrush? I doubt you painted the walls with murals requiring 20 gallons of high end primer to cover either....Dig up your lease and read over the bit about moving out...he's trying to fleece you. |

not only isn't it reasonable, it doesn't sound legal...check your lease- generally it is the landlord's responsibility to rent the unit painted, with all appliances working properly.
Good luck! I wouldn't pay a dime until you know for sure.

unfortunately, he can do this...I would give him a counter-offer (call some paint companies, give the dimensions of the rooms and ask what they would charge) |
