My landlord is a do it yourselfer and replaced our heaters with 110's on a 220 circuit. It never heats up very well now and I keep telling them I am paying more for electricity but am always cold and need them to fix it right. They just keep asking if we want to buy the house. Are they just trying to get out of paying for the right heaters? Shouldnt a professional be installing them? It took him 3 trys to get it right when he installed them. |

You don't say where you live, and don't say whether you have a lease or month to month, but I would say send your landlord a certified letter stating that the heaters don't work and that if they don't get fixed, you are moving--give him 30 days notice and move! |

If you had do-it your-self man do the work. He probably was
"not licensed or insured" to do the work. Call city hall or the
"better business bureau." and if it is not up to "city code." The
landlord will have to have it done over, at his expense.
That is "why" he is asking you to buy the house.
He is what is what is called a "slumlord" and only rents for the
prophet, to have someone else pay for his investment. When
he has to spend all his "prophet" back into the "repairs." Then
he will be losing money. So "Buyer Beware."
If he doesn't do the repairs right, you can hire a lawyer, and
have your day in court. And may end up with the house with
out the "sale." So get some "legal advice."
If he raises the rent to cover the cost, or tells you to move
out. Take him to court again, since they will already have the
"paperwork."
Save all your "receipts and bills" and any other paperwork
concerning the landlord, plus your receipts to show that you
are "paying your rent." The first rule in life is to:

This could be a fire hazard! You could always say you would CONSIDER buying the house if the heating worked correctly.
I would call the fire department, they do free inspections, and could tell you if you are in danger, and this would be incentive for him to fix them. Or, you could move the heater to a 110 outlet if it is portable. Won't help your electric bill though. |

Improperly wired and poorly installed heating systems are one of most common causes of house fires.
Next time he comes by, tell him no, you are not interested in purchasing the house with an inadequate heating system. I agree with the others that you should contact whatever local agency regulates these matters for any potential violations of building codes.
Landlords that are trying to save a buck will continue to make the most inexpensive repairs. If he has owned this house awhile, I'm sure there are all sorts of shoddy repairs you could identify. He is trying to get out of the house by selling it to you, not just trying to get out of installing an adequate heating system. |

Call your local city/town inspector's office. This is a hazardous situation. They will come and inspect and force the landlord to correct the situation. Whether you want to buy after that, is your decision. Frankly, the offer may be off the table by then. |

who care about landlord give him a low ball offer. If he wants to be lazy and not fix it then he will pay by giving you a fat discount otherwise buy a nicer property.
He must maintain your dwelling at 68 degrees f or he is in violation of minimum housing codes. If you have questions about his furnace being done right maybe if you write an offer on house have an inspector inspect it.
Matter a fact if you are a new home buyer make any offer contingent on home inspection it will save you a ton of potential grief later on.
If you decide you don't want his home and he doesn't fix problem turn him into building inspector. Make sure your rent is paid up if you do cause landlords hate that being turned into local housing inspector. notification is last resort but make sure you do notify him in writting if he doesnt respond. |

Call the city inspectors office, have them look at what he done. I am sure he didn't have a permit, which is required. I am sure he is in violation and you should be able to move out and break the lease with no problems, if you want to.

You obviously know that the property has not been maintained well, so why are you even entertaining this guy at all?
