If you are asking us what you should do, I suggest talking to some sort of government service. Im pretty sure this is illegal for your landlord not to keep up with the upkeep.

No you cannot withold rent in most states. You can report him to magistrate court.

You really have to look up your state's landlord tenant laws regarding repairs and follow them.

Hot water is a basic necessity and it is illegal for the landlord to leave you without.

The first step is a written notice of the problem sent certified mail return receipt requested. Keep a copy of the letter you send. This serves as proof that you notified the landlord properly and begins a paper trail in case court action is needed.

If the landlord does not restore the hot water then you call your local housing inspector. They will force repairs, fine the landlord or deem the place uninhabitable, which gives you the right to terminate your lease and move out.

Do not withhold rent unless your state's laws allow it or else you could end up evicted.

You can not withhold rent for any reason. That can only lead to eviction. If he doesn't make the repairs it could be reason for breaking your lease depending on where you live.

It depends upon the laws in your state, but generally, not providing hot water in most states is illegal. I know that in MA you may withhold rent, so long as you send a written letter to your landlord telling him of your intent to withhold rent until the hot water is restored. He may take you to court, and be prepared to have the money so it doesn't look like you just wanted to get out of paying rent. Do a google search for "Tenants Rights (name of your state)" and you will find a plethora of information. You may even find that he is breaking other laws as well, that you could remind him of in the letter to him to perhaps light a fire under his a$s!

should be able to legally terminate the lease and get your deposit back. might have to take it to civil court.

Look through the lease the owner is responsible;e is most fixes and the water is one. But you should give him a hand written notice of things you want fixed and a time frame in which you want them done if he don't comply move out don't pay him another dime get a new place if he tried to get you for breaking a lease call a lawyer.

from my own personal experience you can not withhold rent. The best you can do is ask for a reimbursement next month.

You can choose to not pay rent until the hot water is back on.
As it is a major disadvantage for you and your child.
He can't kick you out for not paying either.

No, you can not withold the rent until your hot water is restored; Not having hot water is bad for your health, but if you have a functional stove, you can heat the water and carry it in to pour into the tub ... if you have enough large pans to heat enough water to bathe in. We had our hot water in our building turned off once, and I got NOTHING from city, county or state ... so I called a local television station and talked to their 'people helper.' They said they'd check into it, and when they talked to our landlord, they said he had to have our hot water back on and the 'past due' bill paid before 3, or the landlord and building would be on the 5:00 news that evening. The man came into our building at about 2 minutes to three, screaming my name and saying he was turning on the hot water. When the reporter called, I told him they had 'just made it.' I learned a good lesson from that ... call your local television station and talk to one of their people helpers. You should get hot water by that evening ... before the news starts ... or the landlord is going to be in a 'world of hurt' because after their story, you'll have many offers for good places to live that are affordable, but he'll LOSE not only his current tenants, but many possible future tenants. It's the easiest, least expensive, and quickest way to get your hot water turned back on!
