My Landlord has scheduled an inspection of the house by his property managment company. They gave the proper notice and are coming in tomorrow to look around. I was just wondering what they can and can't do. Can they go in my closets, drawers, under the bed. . .? I am already uncomfortable with someone poking around my home and I want to make sure I know what I can and can't ask them to not search. i dont think they have the right to go through all your personal stuff. i think they just want to make sure everything is working the way it should be. and if they do look through your personal stuff you need to turn them in! that would be invasion of personal property. but like i said i dont think they will do that... |

A landlord has the right to inspect the property, not your personal goods. They can look at all the mechanicals (kitchen appliances, HVAC, etc) and they can inspect the structure (walls, light fixtures, floors, etc). They should not open your drawers and your personal effects are off limits.
It seems like an imposition on your privacy (and it is a little), but some tenents have absolutely no respect for property and everybody has to pay the price. |

Normally, when management come and does an inspection, they check for durability and saftey of the structure of the unit. They may open your closet-but they will not go through your things. They will not go through your personal belongings. If they do, instruct them to leave, then contact your landlord or the police.
They will check electrical sockets, flooring, under sinks for piping they will check the cielings and around the building. It should not take more than 5-10 minutes.
Don't worry, I know it is always uncomfortable when you have a stranger poking around your personal space. Since they gave you notice, maybe you could stay home that day-to watch them. Most apartments have to do this by law, so be thankful someone is checking to make sure your place is habitable. That is how I look at it. Township does inspections once a year where I live. |

they can not ask you not to be there.
they can look in closets, but only at the walls and doors and such. they are not allowed to touch your belongings. no, they should'nt be allowed to look under your bed. They are simply coming in to check to make sure that sinks and faucets are working correctly, plumbing, electrical, and to make sure you haven't damaged the house. if you have, try to fix it. or, tell them that you have a repair company coming to fix it for you, you're just waiting for bids.
good luck, and don't stress. if you don't feel comfortable being there by yourself, ask a friend to be there too. you want to have a witness on your end just in case they decide to be jerks and lie about something. ;) |

They cannot go through your closets, dressers, or other personal belongings. They can however, look into the closets and visually take a look around your house. The inspectors are basically looking to make sure the buildings are being maintained and that you don't live in a dump. |

They won't look through your personal stuff. If they do, call the police - because they are breaking the law. The should inspect to make sure there are no broken windows, leaking pipes, peeling paint, holes in the roof, etc., but NOT your personal possessions. If they do that you should kick them out immediately and also inform your landlord immediately as there may be liability issues and no landlord wants to have to pay for the mistakes of the people they hire. They are usually only concerned with any possible damage to the property. They will most likey just glance around at the carpets, wall, doors, etc. They are not allowed to open closets or drawers or anything. Make sure you are there if possible so you can watch them, but it shouldn't be a big deal. I've had these done before. |

They can look through the house and do whatever is necessary to check the condition. There is no reason for them to open drawers in your furniture- even if it's a furnished unit. However, if I'm including a fridge I would look there to see if you were keeping it clean. Ditto with the stove. I'd look under the sink to see if there were any signs of leaks. I can't imagine why I'd need to look under the bed. I'm mainly concerned with signs of leaks and water damage; overall cleanliness and flooring condition, signs of smoking and pets. READ YOUR LEASE. It should specify WHY they are doing an inspection which should narrow down what they will want to look at. |

Well first off, why and what are they inspecting. If it's just like an appliance and general electric inspection then no, they can't go poking around in your general belongings. I mean I don't think they can ever do that unless you have a pet and you aren't supposed to or something. But even then, they can't go looking in your things. It has to be obvious. |

Every year I go through this with a tenant.
Every year I have a city inspection. The city comes in and checks the house from top to bottom. If I pass inspection, great. If not, I get a repair list. If these repairs are a result of the tenant, the tenant gets the bill.
However: before the city does their inspection, I do mine. I know what the city is looking for, so I notify my tenants of the upcoming inspection and go in and do it. I really dont care about your personal items. I am only there to make sure my apartment is safe and clean. But if there is something in plain view that is against the law (drugs, weapons, etc) I will not only turn you in, I will evict you. I will also site you for anything against the lease, such as an unauthorized person living there, an unauthorized animal., or if you are a pig and my house is filthy.

If it is due to a prop sale then they will look at everything to detrmine the value of the investment. They may or may not "overlook" if you have illegal items around (drugs for example) or they can report that and use it as grounds to evict. This is part of renting a place-the owner or owners agent has the right to conduct regular checks of the property to ensure that it is cared for properly. I do 3-4 inspections per year on the prop I manage. I look for water leaks, repairs that are needed and haven't been called in, check smoke alarms, and change the furnace filters. The prop I managed prior to this did inspections 2 times a year. We honestly don't care much for how you are living-we want to be sure that or property is in good shape. |

You are too paranoid...all they are going to be looking for is the structural soundness of the unit and any cosmetic flaws that need to be repaired. |
