Landlord is selling our house but we don't want to move! What can we do?
My husband and I just found out that when our lease is up at the end of August our landlord is selling our house. It's not even on the market yet though. We love the house and we really don't want to move and would love to buy it. Neither of us have very good credit (I just started a debt consolidation program) so I don't think that's possible. The real estate agent told me she doesn't think the owner will be interested in renting to own because he needs the money. Is there any way we can keep our house? Are there any mortgages out there that will loan to people with bad credit? Please help!

I'm sorry, but unless you can outbid the new buyer for the house, it's up to the new buyer on what they want to do with it.. If they don't want to rent it out, then you need to find a new place to live. Sorry

It is not YOUR house. The landlord is well within he right to sell....so if you can afford to pay the asking price...then there is no way you "can keep our house".

Well, if the owner wants to sell---then he is going to,sell. You don't have a choice.

For immediate living you need to rent another place at least for short term living (6 month lease) until you've gained enough for down payment.

A bank is more concerned with your savings and down payment amount more so than your credit score.

No bank will lend you money if you don't have a consistant paycheck/income. You need 15% down, closing costs, and income for bills and groceries, taxes, and fire insurance.

Unfortunately the owner has the right to sell the home so long as he follows your lease properly, which it sounds like he's doing by waiting till the lease is over. That's the hazard of renting....the owner can sell or refuse to renew the contract once the lease is up. I wouldn't assume that you can't get a loan. You should start first with your bank and then contact other legitimate loan agencies to see if you qualify (try to stay away from online agencies). There are stricter guidelines in place now for getting a mortgage though, so you're right that you will most likely run into some problems due to your credit situation. But it may not be impossible -- it just may take some serious leg work on your part.

As for the real estate agent's comments on the owner needing money -- if I were you, I'd contact the landlord directly and see if he's willing to work out a deal.

Before you jump the gun talk to your Landlord he just might be willing to Rent to Own to you if you have been making your rent payments on time. If he says no then try to get pre-approved for the price he wants. You might have the upper hand since you live in the house now you would know what is wrong and would need to be fixed he might take a lower price from you to make it easier on him. Good Luck

I don't know what state you are from, but my husband and I are in the middle of buying our first house through a first time homebuyers program that is offering us a mortgage rate of 5% plus $10,000 for downpayment and closing cost assistance. It has allowed us to buy a house that other wise would have been out of reach. And in addition they make sure you are not getting in over your head in debt, offer valuable classes and information and best of all for you, the credit requirements are much lower, I think a median credit score of 650 but they consider lower ones too if you have a good reason behind it. Usually you will need to take a class, ours was $60 and it qualified us for so many programs. You just couldn't have owned a house in the last 5 years. **** Luck.

talk to a reputable realtor who may know reputable mortgage people who can help. remember, the best thing you can have in life is a good credit rating. pay your bills !!
