Landlord lets people view our flat without giving us any notice, what can we do?
I have a really rubbish landlord, there are loads of repairs which need doing but Ive given up trying to ask him to do all but the most essential ones, since I'm moving out on 1st July. 2 months ago he told us that viewings would be starting and we should keep the place clean all the time because he wouldnt be able to give us any notice. Its a student flat and weve had exams for the past few weeks, so cleaning has become a bit lax. This mornign at 11 we were all still in bed and the landlord let himself in with 4 girls to show them round the flat, I didnt even have time to jump out of bed and put on clothes before he was banging on my door so they could see my room! At 11am on a Sat morning I think I have a right to lay in bed, and not have to get up and stand in my dressing gown while ppl come and nose at my room without any warning! He has all our mobile numbers but doesnt given any warning, and he yelled at me about the mess!! What can I do?

At thos late stage you probably cannot do much. I would have gone to the Citizens Advice Bureau for help on this.

He does not like the mess, it pisses him off because it makes it difficult to let the property. Balls to the cleaning.

Be careful with this landlord, he may try to retain part of your deposit on the grounds it was untidy when you left. Tidy up and take photographs before you leave. These will be useful if you need to go to the small claims court to get your deposit back.

Loads of landlords have used the not returning deposits stunt.

If you're in the UK and have a standard tenancy agreement, there is actually a clause in it which states that once you've given your notice then you must cooperate with the landlord regarding viewings.

However, there is also a clause which states that if the landlord wishes to enter the property, he must give 24 hours' notice.

Therefore, it is reasonable to insist that you are given notice of viewings.

When I moved out of my last place, my landlord was a complete pain in the *** about this, also refusing to give any notice. So, I got my own back by leaving the place as dirty and untidy as possible in order to make it as unattractive as possible to potential new renters. Immature I know, but there's nothing else you can do. (Obviously you need to sort it out when you move out or you won't get your bond back, but just for viewings then dirty is good.)

Its the law that he has to give you 24 hours notice in writing if he wants to do a viewing. You could really annoy him if you wanted if he does nto stop taking people round when he feels like it by telling them that he is a crap landlord and tell them all the repairs he has not done. Also make a point in front of the people that he has not given you any notice. If he doesnt want to do what the law tells him to do, annoy the hell out of him. I would

if he gives you no warning this is not allowed you can refuse entry and seek legal advice on this matter. it's an unnaceptable invasion of your privicy.

if you let him do it he will just carry on, have a word with him, tell him he is not allowed to do this, if he continues to be awkward then bolt or put the chain on the door.

If you cannot do this then leave the flat in the biggest mess you can, make general loud comments about the state of the place the lack of repairs and the general bad manners of landlord, if you all get together, sit down and discuss this, it will work he may shout but if you calmly inform him that if he wants to make things awkward then so can you all.

Get a bolt or chain and attach to the door jam. that way even if he lets himself in with the key he will be stopped from getting in.. if he does that again I would call the police and have him arrested for home invasion. He has no rights to go into your apartment as long as the rent is paid and up to date.

Put the snib (the little slidey button) down on the front door lock. He won't be able to barge in then. He has to give to reasonable notice to enter by law (24 hours). Seek advice from Citizens Advice Bureau and maybe Local Housing Department. Finally, clean up and look good!

He has to make an appointment with you. The only way he has power to access your property without notice is if its an emergency and viewing are clearly not!

It may state in your contract that in the last month of your contract that you must be available for viewings but it will never say that the landlord can just let himself in.

Other than that, i would advise on what other people have said and put a chain on the door. Dont change the locks.

first of all your landlord has a legal rite to let you know when he has a viewing, he nor any of his agents are allowed to enter your flat without your permission, if you are in and he turns up you can tell him its not convienient and to make an appointment, while you are at home put the latch on so he cannot enter, tje law states he must advise you when he wants access, if he persists with his behaviour, citizens advise or the uni advise centre

There are minor rules and regs governing a landlord's access to property.

If you were aware at the commencement of your contract that they had a key, then you have granted him access to the property. Check your tenancy agreement for any clauses relating to this.

Practically, I'm afraid to say that there is little to nothing that you can do about it as you are moving out on the 1st July as any procedures would take more than a month to sort.
