Landlord repair problems?
I rent my house privately, and 8 days ago my boiler broke, I have not had hot water and heating all this time. I told my landlord as soon as it broke and I am still waiting for the repairs to be done. My rent is due tomorrow, can I deduct some money off the rent because I have not had these facilities which he should provide.

hun, your landlord is in breach of the tenancy agreement if you have an assured shorthold tenancy!!! if you have no hot water or heating the landlord has to place you in an alternative accomodation. doesn't have to be a hotel it can be a b&b or another property they may have.
You can deduct the rent if you have to pay out money to the maintence man. I would treat to your landlord if she/ he doesn't get it fix I will be stopping my rent as your in a breach of the tenancy agreement!!

contact your Citizen's Advice bureau. Deducting rent is a bit tricky. You would have to prove that you were keeping it safe ready to pay once your boiler's been fixed.

I don't suppose you could get back to your landlord and ask what is keeping repairs?

I would contact him again telling him you need him to get the wor done straight away or you are going to enviromental health and getting legal advise concerning the rent and tenancy conditions,this should give him a bit of a push.

ask a solicitor or citizens advice bureau. if you have a written contract take this to a solicitor.

Be very careful about not paying your rent. You definitely don't want to give your landlord a (legal) reason to throw you out. I think it depends on the city you live in. I know many cities (particluarly those with universities and colleges) have "tenant's unions" where renters and landlords can go for free legal advice. I would check with your city (google your cities name for the right numbers) and see what your rights are where you live. Here's a good site with laws by state:

Her in Ca. you have to pay the rent if yo don't they can evict, send a certified letter to the landlord in addition to a phone call. I would also contact the health department , not having hot water is a health risk. If they are not gonna fix it soon I would get a motel and deduct that amoun from the rent.

You didn't mention what state you live in. Alot of times your LL has to make repairs within a reasonable time frame and maintain the home/unit in adequate living condition, hot water is one of them. the only way you can deduct from your rent is if you paid someone to come out and make the repair, then you'd have to attach copies of the invoice to your check to show the deductions. You can't just "deduct" money.

this is the Tenant Landlord Law in Florida, it does mention that the Landlord must maintain the plumbing within the premises. Go to google and type in tenant landlord law and your state to know your rights. It should be no different with a residential home than it is in an apartment. Make sure you send your LL a letter Certified and regular mail regarding repairing the boiler ASAP. If this ever goes to court then you will want to make sure you did everything right and that includes covering your butt.

If you are in the UK do not withold any or all of the rent, check out the site for Shelter, there are certain circumstances in which witholding any part of the rent can be grounds for eviction even if you then pay it at a later date.

In the worst case you landlord could give you seven days notice to quit.

the CAB also have a very good site, but I would also suggest you speak to the local council as all private landlords in the UK must be registered.

No i don't think you can it might be a good idea to speak to citizens advice to find out how you stand on this, your landlord has to meet his obligations towards his tenant's.
