Landlord visiting on Friday, what to expect?

My landlord is doing a visit on friday...help?!

What will he/she be looking for? Obviously i need to get my gerbils out of here (no pets allowed)....but is there much else they will be looking for? Obviously clean and tidy?

Will they be looking in cupboards etc?

Hi as said tidy the property up, put things away, open window, get rid of pets and everything that goes with them, food, bedding. The landlord will most likely as you if you have any problems.
I used to do property inspections for an agency, if I walked into a house and smelt a strong air freshener, it would immediately make me curious, and then I would be looking for pets, extra tenants, weed ! the usual stuff, so get rid of the pets 24/48 hrs before, and open the windows.
He may well look in cupboards, kitchen ones for damp and humidity, drying clothing inside. Bathrooms, mould and ceiling peeling, not enough ventilation. Bedrooms, windo frames for mould, wardrobes for evidence of b'f living there.
Oven to make sure its being kept clean. Garden tidy.
Take this oppertunity to chat to the landlord, and ask him anything your not happy with. Dont worry about it, as long as the property is being kept in a good state.

Don't worry about it. They just want to check that you aren't wrecking the place, or in breach of your contract.

Just make sure the place is clean and tidy and lose the pets...

Don't let it be scary. The landlord is looking to see that the property is well kept and rules are being followed. Also looking for needed repairs or walls that need repainting. Just be thankful you were warned of the visit so you can have everything neat and tidy.

No, they only check you haven't done any major building changes and that you are not bashing holes every where or knocking down the cupboards/ furniture etc.

No, they should not look in your cupboards. He/She will probably just have a look around make sure there are no holes in the walls etc..
You should make a list of things that need fixing.

smoke alarms fitted and working. all rubbish stored tidy
(remove all empty beer bot &cans also wine bots. coffe cooking on stove(gives a nice smell better than candells or air freshner. bed made and a nice smile. that should do the trick, good luck

lol im not allowed pets either, but my bf still wont let me have one in the flat even though our landlord never comes round.
just make sure things are tidy without going over board, they just want to check that your not destroying thier property.
make sure the 'gerbil' smell is not in the room by getting a plug in air freshener, they work better than sprays.

put a fresh pot of coffee on, have reserve beverages on hand also (may turn down the coffee) ......Then you give the walk through of the apartment, take control of the situation. He or she is probably just making sure that you are not a slob or growing weed.

She is not there to judge you, but do not have the place all gross, clean it up.

The things checked will be that the landscaping is not a fire hazard, smoke detectors are all functioning, any air filters are clean, etc. She will be looking at the structure, paint, roof, maybe checking to see if trees need to be trimmed.

Be nice, offer her a drink, it will not be so bad.

it shouldn't be scary- just relax

get the gerbils out (however, they might allow small small animals like that).. I don't think the "no pets allowed" includes fish -- also, rid of the smell too.

I bet the landlord will look for simple things, that would be major noticable things.

-Fire hazards
-General cleanliness
-Not stinky
-No mold
-No major broken appliances
-No holes in the walls
-No broken cupboards
-Check if some lights are working (simple flip of the switch)
-No ripped carpet
-Fire alarm working fine
-Furnace working fine

just COMPLIANCE things basically.. apartments have codes with the city they are in, and if you are out of compliance, it could fall on the landlords shoulders. Don't worry.

Get a plug in air freshner, then put on a nice short skirt with knee high boots and tight top, offer them a tea coffee.
