Landlord wants £300 from deposit to clean flat.?
She says there are fleas in the sofa and the carpet. This MAY be true, as I have a cat. But £300 to clean carpets in a one bedroom flat, plus a three seater sofa?
Do you think this is reasonable?

She also says there is a sofa in the bedroom that I left behind. This is not true. She wants me to pay for a pickup or pick it up myself.
I have NOT left a sofa or any other furniture behind!???!! Strange.

It is a reasonable price. In future it would be a good idea either to obtain a photographic schedule of condition before you move into a flat, or ensure it is in a good state when you vacate.

Is there an inventory of what was there before - there should be. If so you can disprove her claim about the mystery sofa.
Usually there is a requirement to have carpets cleaned before you leave - and this can cost around £200 (that's how much it cost me for lounge, stairs, landing and 2 bedrooms)- maybe it costs £100 to have the sofa professionally cleaned.
You should have had the check done before you handed the keys back and then you could have offered to have the carpets/upholstery cleaned yourself - can you still offer to sort it out yourself? Ask if you can see receipts if she insists on having the carpets etc cleaned herself.
She is taking advantage a bit, but it is fair enough to expect the carpets and upholstery to be cleaned in the circumstances.

I think that is a reasonable price these days. At the end of the day it's your responsibility to leave the flat clean and ready for the next person to move in to, if you failed to do that then you must pay the price.

OK so you don't owe for removing the furniture but you do for the cleaning. You should have cleaned it yourself beforeyou left then you would not have had to pay. It is perfectly reasonable forher to take the money from the deposit and she is not going to shop around to get the best deal.

The law changed on the 6/4/07 relating to rental deposits, they now must be protected by one of three official schemes!
to combat rouge landlords, typing rental deposits in your browser will bring up the sites, the onus is on the landlord to substantiate their claims. it's also a good idea if they retain a deposit to write to the inland revenue, enquiring if the forfeited deposit was included in with the rent as income for that year, and not a tax free bonus.

Flea abatement can be expensive, but wow, I've never heard of it being that expensive.

I don't know UK laws, but in the US the landlord has to show you receipts for the work done for which they are deducting from the deposit.

why not get someone to give you a price to remove the fleas. if you price is cheaper tell her you will get it done.

Your landlord can´t just turn round and use part of the money from the deposit to clean the flat, she would have to show that the flat was not left in the order in which she rented it to you, you would have signed a rental agreement stating this, show proof that there are fleas and that its a direct result of your cat, you should demand your money and ask her to provide proof of any flea infestation and the cost for the cleaning. If your not happy you can bring a county court action for the return of your money, she would then have to provide proof to the court

If there are fleas then its only fair and right that the landlord deducts from your deposit to get the carpets and sofa cleaned. However i would tell her that she needs to get the wrok done first and then produce copies of receipts to prove how much it costs and therefore how much deposit she is deducting.
Again if you are sure there is no sofa here. Get her to have it removed and get her to get a recepit (with all relevant detail) where it was removed from and all those things then discuss paying it.
But be careful becasue if it gets nasty and you cant prove how much of a deposit you paid originally or that you did pay a deposit originally then she could jsut deny all knowledge and not give any deposit backa dnw ithout proof you'll be stuck.
Has she gone through an agency to let the flat to you because if so they should be able to hel you but if she's let it privatly then thats different. Check your tenancy agreement carefully for any loopholes or clauses in it and any rules that say no pets allowed or things like that because by the sounds of it your landlord doesn't want to pay up and you shouldn't give her any more reason not to.

No, do you have a contract, if not you should have had.
Try reasoning with the person and tell them that you believe that this is not a fair cost. If unsure phone the Citizens Advice Bureau and get their input. You could also tell the landlord that you are going to get legal advice, this make him take note of your displeasure.
