Landlords: How do you screen tenants to avoid deadbeats?
I verify references, employment, former landlords, and still have problems with paying the rent and skipping out on the rent. I have taken to filing evictions just so there is a public record to warn landlords. Thanks for any help you can offer.

as a private person it is difficult to properly screen tenants. As a previous poster pointed out that pulling credit checks are cost prohibitive and can get legally touchy if not done properly. Most private property owners do not have the ability to pull report or report information to the credit agencies so that information is mostly useless.

References are a good idea but take all them with a grain of salt. Previous landlords are just glad to have them out of their property and just like job references most landlords do not want to take the legal liability and will just give generic legally safe answers.

All of my rentals are within a 3 block radius of my home and I always point out which house i live in in case they ever need anything. Scumbags are never generally willing to rent when the landlord lives real close. Any legitimate renter is thrilled when they can come beat on your door when a fauct leaks.

take first,last and a large security deposit and hope for the best based on what they wear and are driving

I used the apartment association, which checked credit and prior evictions. Any prior eviction was disqualifying. In California, it took about three weeks from the time the rent was due but unpaid until the sheriff came to boot them out.

Credit and background checks would be a good place to start. You can do a background check for free at your local courthouse if you have a DOB and SS#.

It really is difficult for private landlords to run credit checks and cost prohibitive to join the "associations" that give you access to credit reports.....

I've found that requiring proof of Renter's Insurance prior to move in has been a great deterrent of the more questionable applicants....and my lease requires that rent be paid on the First Calendar Day of each month by 3:00pm....late fee kicks in at 3:05pm (some states don't allow this).....but I see immediate hesitation in the eyes of some people...

Also, I have a cover sheet that spotlights the minimum income required to be considered......you should do that...that way you can legally decline an applicant w/out repercussions.

I also require a local bank acct in good standing at lease six months old and proof of such an acct. and copies of Soc Sec and D/L......cough it ALL up prior to lease signing and only the stable ones seem to stick around...

Also, make sure you know your state's laws really well....AZ law may be tenant friendly but......only if they follow the rules.

Yes, credit checks are great indicators how financially responsible a tenant is. Also, require applicants to submit paystubs or tax filings to verify their income is at least 2.5 or 3 times the rent.

I highly recommend using a local screening company to process application. Yes, applicants will have to pay the $25-40 processing fee, but it's well worth having a professional and experienced screening company provide a third-party recommendation. Screening companies often have lower cost access to credit reports, private court record databases (which include arrests -- not just convictions), and insider access to the other local properties.

Screening companies are also added protection from discrimination complaints since they do not have an interest in approving or disapproving an application.

Meet them in person and ask many questions,

Do you have pets, kids?
How many people?
How many cars?
Is this your first rental?
Where do you work?

I would also recommend going though a realtor.

Credit check....you know I've even thought of cops checking a persons credit at routine stops....i would be willing to bet that people who have high credit scores are less likely to be as dangerous as those with lower scores....this is not to say that low scores means the person is dangerous or vice versa...its just another indicator of what might be behind the wheel.
