Landlords, apt mgrs, please read. move out question.?
Lived in the apartment 2 years. Originally had a roommate. He left a couple months ago, just picked up and left one day. I found out I was moving 1400 miles away. It was a very quick decision. I gave my 30 day notice oct. 25. Got on a plane the 27th. I left my keys to a family member to clean the apartment and remove all the odds and ends. I had already gotten all furniture out, but had a bunch of small things, all that were going to be thrown away. I had intended on going back the weekend after thanksgiving to clean and do a walkthrough this week, but was not able to. I spoke with the family member who had my keys tonight and she turned them in the drop box, but didn't remove any of the junk from the apartment.

What should I do? The apartment is not at all ready. Its trashed! I don't expect my deposit back, but I am worried that the deposit won't cover the cleaning charges. Since my old roomate is still on the lease, what will happen? I wasn't there to sign any papers for move out or do this walk through. Sorry for the sloppiness of the question, I am worried! No need to worry. This happens ALLLL the time. More often than not, actually. I am a leasing consultant for a large property management company, and you would be shocked at how people leave their apartments allll the time.

What we do is we hire a cleaning company to clean it (which they will normally do anyway, whether or not you cleaned it yourself, because most people can't clean it to pass the white glove test.)

We take the cleaning charges out of the deposit. I know our company charges a minimal amt (all management is different). We charge about $15 an hour for cleaning. Then they charge about $60-$80 for carpet cleaning.

Anything big they have to throw away like furniture they will charge for (usually about $75 for each large piece or sometimes just $75 depending on how much is there)

Throwing away the trash and odds and ends is included in the cleaning charges.

Basically they have to get it ready for the next tenant anyway, so they are probably used to this situation.

They will take all of this out of your deposit and bill the leaseholders for the difference. So if your roommate was on the lease, he will be billed also, but you should do the right thing of course and pay it. If you don't pay, it will end up in collections and affect yours and his credit report.

They should send you an itemized statement telling you what you were charged for exactly and how much it cost them to do it. This way you know you are not being ripped off.

This is why it is so important that when you leave a roommate situation, you relinquish your name off of the lease, so that you are not responsible for someone else's damages.

In short, please don't feel bad. Most people do it on purpose and have no respect. You didn't mean for this to happen. Your landlord is in a business and should treat it as a business and nothing personal. They will do what they need to do to get it ready for the next tenant.

If I were you I would call and explain the situation. See if you can make time soon to go and straighten the apt. up. If not I wouldn't worry too much. Where I live (CA) RARELY do owners go after someone for the cost of cleaning and repairing the apt. unless it's: a) a luxury type of place or b) it is totally trashed like appliances missing, holes in the walls etc.

They will either write off the expense or bill your roommate if there is a forwarding address for him/her. If not and you left a forwarding address YOU may be nabbed for the cleaning fees. Pay them for Karma's sake. Get a detailed statement of the work done and the cleaning deposit credited for the work. The balance owed should not be too much. If you don't pay then the manager MAY try to get it out of you, but it will probably not be worth the trouble for them to do that legally.

How come the family member crapped out on you? Maybe you should get that $$ out of them, one way or another.

Assuming you're a month to month tenant, your 30 day notice is effective the last day of October, so you will owe rent for november as well. Technically you owe for Nov rent + cost of cleaning and trash removal less your deposit.
If it was my apartment and you were a good customer to me the last two years, I would forfeit your deposit but not go after you any further.

It looks like you are between a rock and a hard place. Start with a phone call to the manager. Perhaps they can recommend a cleaning service that you can hire for a lot less than the deposit. I am sure that they would be willing to let the cleaning service in when they see that you are trying to do right by your lease in a difficult situation. The best thing to do is be honest, stuff happens and if they have been a manager for a while then I am sure they have seen it all.

It should say in your lease what happens if the amount of damage (i.e., cleaning fees) exceeds the amount of the security deposit.

None of these are a problem.
You did your best. Your landlord will appreciate that you tried to clean up the mess.

All you can do at this point is to tell your LL that you seriously attempted to clean and return the apartment in good order. Then, ask - yes, ASK for the deposit back. He may even hold about $100 and give the rest of it to you.

Being nice in your approach, and communicating your present status will do the trick.

Another idea: Get a cleaning person (yellow pages). Get it done.
