l | Landlords, reasons for not allowing tenants to have dogs on the property? |
Without being rude, why do you not allow tenants to have dogs?
Is it because of a past bad experience? Are you worried the dog will be destructive? What are some other reasons? |

I disagree with dontknow86, I dont know who he may be renting to (if he even is a landlord) but my tenants are very clean and responsible.
Not everyone treats someone elses home like crap, ofcourse there are plenty who do I imagine.. this is why I want background checks and screen my potentional tenants.
In MY personal experience, Ive had better luck with tenants with dogs than I have with some that had children.

In addition to being destructive there can be problems with neighbors complaining.
Worst case scenario, the dog bites someone and they go after you and your insurance company.
Personally I allow dogs and do not charge an additional deposit. I do not allow pit bulls though. Renters who are neat tend to have well behaved dogs, slobs allow their dogs to run wild. The bottom line for me has been that dogs do not add to the destructiveness. |

There are a few main reason many that have already been said. EX. Fleas, Stain, Smell, Noise,
But one of the main reasons we do not allow some dogs is because the insurance company's have deemed certain dogs as dangerous. If they bite someone then the person and sue the tenant and the landlord and the landlord's insurance will not cover them. This is a HUGE risk. I don't know the whole list but in NC it is around 10 breads the ones I do know are
Pit Bull, Rot, Doberman, Chow, German Shep, Husky or any wolf bread, Malamute. |

On the negative, dogs can urinate in places which leave permanent smell or damage, they dig up gardens, some people leave them locked in garages or even inside homes, which then leaves the same. They also often scratch at the buildings leaving damage to wooden walls, fences, floorboards etc. Fleas are also a concern, even outdoor dogs can start a very problematic flea infestation which is VERY difficult to get rid of. Most landlords fear the flea the most.
On the positive, a well trained, well groomed, large outside dog can help to keep the premises safe from burglars etc.
I have always allowed pets, but only few do. |

I love dogs, but as a landlord do not allow them after having one tenant that did allow leave me with $1500 worth of carpet that had to be replaced, They never cleaned up the yard, there were scratch marks on the doors, and I had neighbors complaining of the constant barking. |

We allow dogs on our property -- of course, I'm shelter director for a local humane society, so I like to see dogs have homes, and I'm willing to help any way I can.
On the other hand, I am also a landlord and need to see that our property is cared for. We've not yet had any major issues with pets. We always allow them, no deposit required. But the moment an issue comes to light, we provide them notice in writing and work WITH THEM to get the issue resolved.
I think it might help, if you are looking for a place to allow your dog, to provide a "resume" of sorts for your dog. Show that he or she has completed obedience training. Get a reference from a former landlord that the dog did not destroy property. Get references from others -- not family members or friends -- such as meter readers who will vouch for the good behavior of your dog. Offer to pay a refundable deposit and to follow any written rules. Be cooperative... attitude means a lot at first impression! |

The destruction pets can cause is secondary to my biggest concern - liability.
I can be held legally liable if my tenant's animal hurts someone. In Florida many insurers won't even give me the coverage, which means I'd have to pay a claim out of my pocket.
I love animals, and even if I think yours is the sweetest, cutest, littlest, most wonderful animal EVER, I can't risk my finances on it.

Mostly its based on experience. My worst was a young couple with 2 young kids under the age of 4 that lived in an upper apt of a duplex I had just bought. They were kicked out immediately. There was so much dog feces and urine on the dining room carpeting all around the very table they ate at. They had to walk in it to sit down. The smell was absolutely horrible.
Any animal can be destructive. And the owners allow it. A landlord can not ever be sure that a tenant takes care of their pet. And no pet deposit would have covered the destruction that I just told you about. It cost us over $8,000 for new floor (old had to be torn out as it could not be cleaned or sanded down), supports, and new carpeting.
I do not even allow fish or birds now. My houses are a NO PETS ALLOWED EVER zone. |

This was the main reason we bought a home, to many said no. But it worked out fine, I own a beautiful place where they are able to have plenty of space to roam.
