Im moving into a new flat in December, and my landlord (a company) has asked for a month in advance and a months deposit, which is fair enough, but they have also asked me for a £60 for a credit check, £60 for 'legal fees' and at the bottom of the application it said a further £100 on top of the first months rent! This adds up to an extra £220!!
Is this right, can they do this? What can I do?

i was flat hunting at one time and saw loads of flats, a coupel of them charged aministration fees, which is simply me giving them money for **** ALL! it well takes the piss and you shouldnt stand for it!
find somwhere that will only charge you your first months rent and the same again as a security deposit, which you will get back at the end of your tenancey provided you havent trashed the place! get a receipt for all of this and take photos of the flat when you move in to compare with its final state if they try to keep your deposit. also if anything happens while you are living there report it to the landlord immediately so he knows to fix it and cant hold it against you at the end of your tenancy.
paying those admin fees or legal/credit cheque fees is legal yes, but its downright proposturous and if you pay it you're a muppet. find somewhere else! |

I am a landlord and charged my last tenants 4 weeks in advance and asked for a deposit equal to 6 weeks rent so thats not too bad.
£60 for credit checks is ok
£60 for legal fees.I would ask to detail what that is for exactly
£100 - You need them to explain that as well

They can not be serious.You must be daft if you agree to this on paper.In
fact you must be daft if your going to do any business with landlord(company)If you have paid nothing pull out.If you have signed
anything.Tell them what they are asking will not hold up.A months deposit
and a weeks rent is normal.If you go through an agency maybe a weeks
fee for them.They get the money and agents fee being landlord-company.

afraid so robbing dogs, I moved into a flat and had £150 to pay as admin fee I lived there 6 weeks and left it was bug ridden with silverfish and a drug addict/dealer downstairs that was leavin needles in grass and it cost me to get out of the tenency agreement I had to pay advertisement fees board, advert in paper etc and the rent until it was occupied so make sure its an area you like and check what the neighbours are like etc, you can do this by driving by at different times day and night I couldnt do this because I am alone with a 1 year old if I had I would have seen the amount of druggies that turned up on a night!

When I rented a place they did charge admin fees and these can really vary we had to pay £60 each for a credit check but some companies were charging £100 each to be honest they seem to be able to charge what they like because if you want the place youll pay it.
So I think that yes this does sound right and if you want the place not a lot you can do about it, if the place isnt that great just e-mail or call other agencies in your area and ask what their charges are you might find somewhere cheaper. |

£60 for credit check is not excessive, even though it only costs the agent £20.
£60 for "legal fees" ???? I would presume that is the tenancy agreement, again not excessive, but costs pennies to do.
I would defiantly want a breakdown of the £200. It may include a inventory for the property, but that is usually split between the tenant and landlord, and 1/2 bed flat should only be £100 max.
Ask the agent for a total breakdown of all fees, get it in writing. If your not happy with the fees, then don't continue with the let.
They can charge what they like , its their property, and your choice. |

When we first started renting a year ago we had to pay £600 for a deposit, £550 for the first months rent and £100 per person for a credit check.
It may depend on where you live. You may have pay more if you live in London or a nice area where the council tax is higher maybe? Are you renting a newish apartment? Because they may want the service charge off you up front?
You have to keep chasing these people unfortunately and when you do get hold of them you feel like you are hassling them! Call them tomorrow and say I would like to know what the extra £100 is for and what the £60 legal fees are. |
