Landlords, what do you think of this???
I recently found a cozy little house to rent. It's the former guest house of the neighboring house. The landlord is a nice woman who realizes that she isn't going to keep long term tenants by being picky. She waved the first month rent. (Rent is $475 per month.) And she's only charging a security deposit of $200.

I've agreed to make all needed repairs, for which I will save receipts to be deducted from the rent. And she is paying all utilities, including the electric and basic cable. This is a nice neighborhood. I provided my poor credit report to her, which includes a recent eviction due to hard times. And I am also a convicted felon as of 12 years ago.

Don't you think it's great that some of you are still decent people?

I think it's great.

Other landlords could learn something from her. But alas, many of them are too stubborn. They'd much rather let their properties remain empty for months or years at a time or rent to "good credit people" (thinking that their trustworthy) only to find that they were temporary tenants who moved in with the intention of never paying rent (because the piece of schit is just an "in-between" rental).

Oh well. Let the fools live and learn.

I'm not so certain that this woman is nearly as decent as she is naive and gullible. She's under renting, as well as taking a serious risk with you.

I think it is wonderful of her! You are very lucky to have found her. But, she apparently has put her trust in you, don't disappointed her. Those kind of people are hard to find. I have to be honest, and you have probably come across landlords like me, I probably wouldn't have rented to you...sorry. When you see someone with bad credit, and someone that has an eviction history, you don't trust the they will not do that to you too. I think it is great that you are perhaps trying to turn your life around, and someone is willing to take the risk and give you a chance. Don't blow it, you probably wouldn't find another deal like this.

I wish you and she the best. I hope that you are a good person and are now honest and hardworking. I hope you will pay the rent on time and that the repairs you make will be of good quality.

I hope that she stands by her promises and is not about to get foreclosed on (and pocketing the money instead of paying the mortgage). If she allowed previous renters to make repairs I hope they were made in a safe manner so that you are nor in danger.

This may be as good as you have made it sound. I hope so.
