Late rent payment by tenants?
I have a buy to let under a short assured tenancy (Scotland) I have not received any rent today and it is due today. The tenants have paid fine the last three months. How long should I leave it? My mortgage on the property went out today! I texted them this morning to ask if they had transferred the money when I saw it wasn't in my bank account but haven't heard anything back. I'm sure they are good tenants, they had good references etc. I keep hoping they'll transfer it today!

Kick the buggers out.
It's not your job to fund their home for them. You have had to pay the mortgage before getting paid yourself, It's now costing you money. Kick em out tenants will try it on don't let them.

Why are you relying on your tenants' rent to pay your mortgage? Thats pretty unfair to expect them to pay your mortgage for you, its not their house you should be able to afford it yourself.

there is still time for them to pay, and maybe they have had an emergency etc, who knows if they have been in a car accident and landed in hospital, you just never know, i am sure they will get in touch with you soon to explain why it is late.xx

Usually it is the norm to leave a day or three grace for tenants before you hassle them...anything could have happened...my advice is to contact your bank today and let them know why the mortgage hasnt been payed....they like to be kept informed and will deal with any problems you may have better if they know you are honest.

You should have really set up a direct debit with them so you dont have to worry about things like this and also change the date of either the rent or mortgage payment so you have at least a week in between.

I have been a tenant in the past and let me just say with the 3 different landlords I've had, if I was a day late paying they would be on my doorstep asking for the cash. I have lived in the same house now for ages ( over a year) and my landlord knows me quite well and so gives me about 1 weeks grace. You should be on their case and asking where your money is, you have an agreement and so they should honer that.

Sometimes money goes in at opening business some times at close, wait until tomorrow, but speak to your bank to see if a payment has been made but not cleared.

it sounds like temporary late payment, it was xmas last month,
i dont know the law but you do have the right to keep deposit if they dont pay,
i hope all gets sorted without problems

I think ideally you want more space between your payment going in and your payment going out.

I would leave a week space just incase of any difficulties in paying, then that gives you time to work things out!!

The story of a landlord's life, I can tell you! I wouldn't do business with a text message - ring and speak with direct, it's more professional. You will have to make a stand with regard to your rent if it is happening every month. You need to know your mortgage payment is secure.

Do not wait. A good tenant will always pay on time or contact you to explain why there is a delay. If you allow a grace period some will take advantage of it so be strict from the beginning. I usually require post-dated cheques from tenants to avoid problems, but when they pay cash I give them until midnight on the 1st then contact them immediately the next morning. Usually a friendly phone call/text or in person visit is enough, but if there is no reply always leave a note so you have proof.

Also I keep a log for each tenant documenting every issue, including dates and detailed descriptions, so I have proof if an eviction is required. The process can take a while depending on where you live so its important that you don't let issues linger.

Renting is a business. Although its important to maintain a friendly relationship with tenants they are not your friends so don't be afraid to be stern with them when required. You must treat them the same way you would someone in the business world.

References do not necessarily indicate they are good tenants. I had a tenant with good references (including previous landlord). He was always late paying with a million excuses/lies, disconnected smoke detectors so he could smoke inside (had told me he didn't smoke) and left the apt filthy and damaged. He seemed nice when I met him, but I later realized the mistake I had made. I now check credit reports and tenant histories and follow my gut feeling, which tends to be more reliable than anything else. Rental property is a big investment, so its important to do everything possible to avoid problems.
