We've got a problem with a leaky roof which is badly in need of replacement with all the rain we're having at the minute even the kitchen window is starting to leak, the roof is leaking in several places. I've got a 5 week old baby in the house and it's not fit, can I force him to re house us in the meantime? he's been a good landlord so don't want to treat him badly Additional Details sorry forgot to mention this is in the uk, for all you non mind readers out there |

The Landlord has a duty to properly maintain the fabric of the building including the roof. It depends how much you wish to remain on good terms with him as to how you approach it. You could contact the Housing Officer in Environmental Health at the Council, who will look at the problem and can make the Landlord put it right. The problem with this is that it might naff him off and he may (quite legally) give you 2 months to quit.
If I was you I firstly would put the problems in writing asking him to put them right. If he doesn't act, then get the enforcing authority in.

Contact your local council for best results - you don't have to "turn him in" but you can inquire as to your rights as a tenant. |

Your landlord is responsible for the repair of the structure of the house - they need to be told of the problem and they need to be dealing with it! |

Those leaks are as much his problem as yours. Liability aside, he should be interested in fixing the problems so he can arrest any damage.
If you're on good terms, have him in and talk to him. |

Before jumping in feet first........Ask him in for a cup of tea and show him the problem......You say he is a decent chap then he should listen to you and do something about it.......If he doesn't, then hes not a good chappy, and you should seek further advice and don't be so soft towards him....After all you and your baby are the ones who are suffering this problem and having to live with it... |

Document the problem in writing and tell him you will 1) move and 2) report him to the housing authorities if he doesn't mitigate the problem IMMEDIATELY. |
