Loan or remortgage?
My current mortgage deal is about to run out so I'm looking for a new deal to sign up to (for a freehold house in England).

However, at the same time I need to raise a whole bunch of cash to buy out my ex's stake in the house (approx £15K).

I've done a load of calculating here and there but can't really figure if it'd be better to borrow the extra money on top of my current mortgage (based on the current higher value of the house) or to take out a loan to cover the expense and keep my mortgage value as it is (currently 90% of the original value of the house).

Any advice?

I assume your problem is that adding £15k to the Mortgage is going to take it to over 95% and the Mortgage lender will then apply a higher rate to the WHOLE of the mortgage ?

My suggestion is to take as much as possible at the lower Mortgage rate (eg. 94.999% of the value) and add to this a separate 'top up' Mortgage at the higher rate, possibly from a different lender.

NB. A Mortgage (loan secured on your house) will always be cheaper than a straight (unsecured) loan.

Re-mortgage. loans are much more expensive, and with a remortgage, you have consolidated everything into one outgoing. mortgages have better rates than loans, whether they are personal or secured. since you purchased your house, the value would have increased, therefore giving you the equity you need to borrow the extra.

If I where in your position I would 1st get 3 agents round for a valuation...as the market is tricky and banks are qownvaluing property they think is over priced I would also do some research and see whta similair has sold for not necessarily what it was on for..the FSA with backing from banks etc have introduced a strict crtieria which was not in use before for valuers/surveyors so the higheralue may not materialise.. this is being done to stop some of the bad and reckless behaviour that has been going on for a while..I had a property valued at 65K difference by two different valuations 2yrs ago in London and eventually dropped out of the sale....

It maybe a loan is cheaper...I can not see the few lenders that are left in this current market agreeing to give you more than 90% LTV right now...also consider the fees involved in signinmg up to the new deal, legal and arrangement fees that have now become the norm with lenders asking for anything from 1500 to 2.5% of the value of the mortgage as arrangement fees...

Be aware that if the house is downvalued the current lender may ask you for a bigger deposit rather than release money..there is a clause which many pple are not aware of in your mortgage which gives lenders the right/authority to ask for more money to be put down if your property is downvalued...please be careful.....weigh up your risks....

re-mortgage, its all consolidated and you'll get a better deal too.

my ex bought me out of our house. he just remortgaged with the extra money and it was still affordable over the remainder of the term (23 years)

don't get a loan. personal loans are a mare to clear.

It depends on your ability to pay back. Remortgaging can be expensive, particularly at this moment as the market hardens. Best to check with an ifa for options
