I'd advise going online (Eloan is a good place) and trying some different scenarios. With some of these online loan places you can try all the different what-if scenarios (after you fill in all applicable info). You can see how changing the loan term and down payment affect the rate, and other stuff.

Also, to answer your question, yes putting 20% down will probably give you a better rate. Also by putting down 20% or more you avoid mortgage insurance so this is really a good idea if you can swing it.

Not that it will really answer your question, but we are looking for a home loan too. We found that so far in our search, Countrywide has the best rates. Shop around and see who can offer you the best rate, that 1% can make a huge difference.

The interest rate can make a big difference in a monthly mortgage payment. I would try to find a better rate if you can.
However, if you can afford to put 20% down, I would do it.

However, in your case, I would try to go for a smaller mortgage. Don't get into a loan that you can't afford and please STAY AWAY from interest only and 80/20 loans. These have gotten people into trouble and the foreclosure rates have skyrocketed now as a result.

Well i bought a home for 155k with 30k down. The interest rate is like 6.0 and i pay 700$ loan. so u might be close to around $1000 per month if u down 20%. Use country wide.

ill give you a loan on one of my homes @ 7. 5% over 50 years the only trouble is if you live in usa my homes are in australiathe other problem is they are all over the $400000.00 dollars

Credit score is only 1 piece of the puzzle. There are 23 other factors that determine your rate. There are products on the market that could get you 6.5-7.5% and don't even require a credit score.

I would definitely stay away from internet sites like eloan or lending tree as they will send your information to anyone willing to pay for it. You'll have multiple inquiries and because these sites don't care who pays for this information you could have a criminal on the other side of the application.

Utilize the service of a mortgage banker at your local bank or ask a friend or family member if they know of a good broker. I work for Chase as a direct loan officer. There is a mortgage crisis going out with a decline in the housing markets and home builders andan increase in people defaulting on prime and sub prime loans. You need to be careful and show around for decent lenders and comparative shop for a suitable rate.
