Looking for a lender that doesn't require employment verification with mid score of 768 and no late payments.

Do not go sub prime with this. I am a mortgage banker which means we close with our own money so I don't broker it out. I do FHA, VA, Fannie Mae, Freddie Mac -- all in house underwriting. You do not need a 2 year employment history if just out of school. Find a good local Loan Officer to help you. I do loans for people right out of school all the time & they get the going rate.

If your husband is self employed, that is a different story. Good luck & do your homework. It will pay off.

You won't find those loans anymore.

I don't have a single lender that I am working with that will do a true, no documentation loan.

Those have the highest rate of foreclosure of all loans and banks lost huge on those.

Stated income loans are still very good with good credit, but not without work verification.

That is going to depend on more than the info you've provided. Do the loans exist? Yes. Does everyone with a 768 mid get one? No!

Anyone who tells you differently hasn't got a clue.

Why is it that you don't want your employment verified? That alone raises a red flag that you are going to have to overcome. Is there another approach you can take? I don't know. Email me and we will discuss.

PS. I don't want your loan. I give the money to the people who do your loan. My advice will be free.

If your husband is working in a field related to his schooling we might be able to overcome the 2 yr ruls. I have over 150 lenders I can place loans with so e-mail me with more info.

We can use the length of time your husband spent in school so as length of time in profession as long as his major was in the same profession as his current job. This should solve the issue regarding job history. However, his current employment would be verified.

But, it seems theres more to this.....

This is not a straight no answer.

If there are compensating factors then YES we can probably get this loan done.

We would need to know a LOT more info before I could tell you for sure.

But, for example, I have helped fresh out college students who have secured employment with large firms and they can provide a committment letter from their employer that states income, bonuses and likelyhood of continuing employment....

And so many more scenarios...................

A lot also depends on you, the house, are you refinancing or purchasing, do you have down payment and how much...

Look for a lender who will do a Stated Income or No Income/No Asset loan. State Farm Bank offers them, and probably many others. You will pay a higher rate for this type of loan because of the additional risk to the lender. Generally they require a minimum credit score of 740, and on the Stated Income you need enough monthly gross to keep the debt to income ratio at a pre-determined level.

The No Income...called NINA, doesn't even ask you for your income, but one caution there is be sure you don't inadvertently tell them. For instance, if you have to send bank statements for some reason, be sure you take a marker to your auto deposited pay checks. Once they know your income they have to use it.

Most people who get these loans have either non-employment income, like interest income or trust fund income, or are self-employed. Are you sure a lender wouldn't be happy with your employment? Does your husband have a job? Many lenders will accept a letter from the employer stating the start date, salary, etc. Ask your regular bank what they can do for you.
