With the credit crunch the lenders are having now, is it possible to get a home loan if our credit scores are between 515 and 625 Additional Details We live in AZ and there's alot of homes in our area under 100,000. We haven't applied for anything in the past 2 years, the issues on our reports are from 3 to 4 years ago. My husbands score is 555 and mine is 622 if that's narrowing it done any :) I just wanted to know if there was a chance on getting approved with out going to all these lenders and getting dings on our report, that's what I'm trying to avoid. |

Main considerations are yes credit score but also income to debit ratio. Income seems fine - what about your debit.
Credit score is pretty low so expect some rejections because of that.
If you do get a loan dont expect a low intrest rate though. For the bank to risk the loan on your credit score they are going to cover thier risk with a higher intrest rate. |

That is a huge spread. If your husbands score is 625 then you can get an FHA note to 97%. There are few lenders who will do FHA below a 580 Score but it is possible with clean credit for not less than 1 year and all collections and judgements paid in full and 12 months checks on your rent or a rental comany verifing timely rent payments.

Need to be alittle more specific, where are you looking? And that is a pretty wide range on the credit score. If you are looking to mortgage $150k it is different then if you are looking to mortgage $400k!! |

Yes, but it would be impossible to say anything else without knowing all sorts of other information. Make an application to a few lenders for approval. You'll find out for sure. |

I believe to prequalify, it does not affect your credit (I did it, & my credit report showed this). So you can contact lenders fro prequalification (not preapproval, that's next). They'll give you a dollar figure within your range (I'm guessing up to $200,000).
In AZ you're ok, I'd think; I know someone who grosses less than that & they're a homeowner.... |

That's going to be hard. Don't borrow more than you cna honestly afford (that's what got us into the credit crunch in the first place) and look into FHA loans. |
