I just refinanced and went with Bank of America. As my mortage company wanted to charge me a couple of hundred for an application fee. B of A did not charge me a lot of unneccessary charges as my credit union that I've done business with for over 15 years and my mortgage company did. |

There are thousands of really good mortgage companies. The key is finding the right loan consultant to work with you and helping you to meet your goals and expectations. You're best bet is to ask around and see if anyone has had a great experience with their loan officer. The key too is that they remember their name not just where they worked. You want to find a consultant who will keep in contact with you and not just do the loan and never to be heard from again.
One thing I would advise you on is watch out for the option ARM programs as this could increase your principal balance. If you see an interest rate that is seems too good to be true, make sure it says your payment and rate is fixed. A lot of times they will lock your payment and not the rate, therefore opening up to increases in your principal balance each month.
Also, always finding the lowest interest rate is not always your best option. So be careful when you call around for price quotes. If the lender doesn't ask you numerous questions, such as credit, income, how you will document your income, what is your current balance, what is your home worth, etc. then they are just throwing a rate out there without really knowing your situation. Just a heads up.

There are many good lending institutions out there. The thing you need to do is find a reputable lender that is dedicted to their clients. Find someone willing to do the proper paperwork from the start and get you qualified the right way. Don't use someone who says I can get you qualified in 24 hours without them knowing your financial situation.
