1. Market Value (your Realtor can give you a CMA for no cost)- if it is comparable in value per square foot to others like it, then it is priced right and you can feel like you got a fair deal...it if has a low market value and you are willing to put work into it, then you can save some money and build equity quickly...if it is priced high compared to others, is it justifiable and do you just love it and are you willing to pay for it (like buying car with bells and whistles)...another part of value is how much will it really cost me to live here (not just your mortgage, but utilities, taxes, insurance and homeowners' association fees)
2. location- is it where you want to be now and long term...also, what is planned around it and what kind of trends have been seen in the area as far as lifestyle, property value, crime, traffic, etc.
3.condition- you know what you want...move in ready, something that needs a little updating (paint, carpet, countertops...not big issues), or a true fixer upper...which one suits your needs and does the house fit the description
4. floor plan- will it REALLY work for your family...don't get sucked in by snazzy fixtures and staging decorations that you can do to any house....you know what will and won't work for your family and a floor plan is a difficult thing to change
5. schools- if you have children, this should be a primary concern...a great school system is an indication that the community is willing to pay higher taxes to foster a quality education for the children...even if you don't have children in school...the entire community is a reflection of what goes on in schools
6. neighbors and the neighborhood- what matters to you may not matter to others, so use your 10 day opt out window in your contract to do some snooping...drive by at different times of the day during the week and on weekends to see what goes on and does that jive with you...look at your neighbors' houses and take it as a sign that the way they look right now is how they probably always look...can you live with that or will it be a source of frustration for you...check watchdog.org to see if there are registered child molesters and what their specific crime was...the list goes on as to what to ask...TALK TO THE NEIGHBORS...they will give you valuable insight without you having to ask too many questions about other neighbors, etc.
7. why are you moving...does this house resolve the problem that you currently have with your existing home...if not, ask why you want it
8. do you really like it...make a list of pros and cons and look at them carefully...again, what is important and do you really like the house
9. age of home...if it is older, have the major systems been updated (I guess this falls under condition of the house, but even if the original plumbing on a 100 year old house is working fine right now, it won't continue to do so but a bit longer)...look at long term issues that may arise, plumbing, electrical, foundation, structure...
10. did you walk out of it saying..."I think this is the one!" If so, go back a few times to be sure you still get that same fuzzy feeling. |

6. Plumbing and furnace - energy efficient? current cost of utilities?
7. Check the roof, have a good home inspection and bug inspection.
8. Check electrical to make sure it is safe. Should have breakers, grounding, etc.
9. Make sure no violent events happened in the house. Deaths must be revealed by real estate agent
10. Have a title search. Where I live Indians have reclaimed other people's land. |

The real estate number one rule is location. Number 2 is location and number 3 is location.
With the top 3 criteria being the same, they must be trying to tell us something, right?
A house will likely be the largest purchase you will ever make. Wouldn't it be better to get something that will increase in value and not depreciate?
Check out the area yo are going to buy in - what is planned in the area for the next 5-10 years? Any new roads or freeways? Any industrial buildings? What about new schools or malls? Most of this can be got from the planning department at the local town offices.
It stands to reason that some development can increase value and some can decrease value. Having a Freeway built a stones throw from your backyard can make your home noisy, dirty and really hard to sell.
So, the location thing is all about value. If you are buying a house, you want it to increase in value. Otherwise, you are better off renting - at least with a rental agreement, you are only stuck there 6 months. With a mortgage that is higher than your house is valued, you could be stuck there for 30 years!! |

3) Be sure there is no sloppy paint jobs ANYWHERE... it screams amateurs fixed everything else too.
4) Neighborhood... most important, but you're not even going to go inside if you don't like the neighborhood, so this really isn't an item. Add Price to this as well.
5) Location of nearby stores.
6) If kids, the school system.
7) Cracks in the cement... how many and where they are located.
8) Flood area?
9) Internet and TV cable connection. Let's admit it, when we get a house we spend most of the time inside and that's what we do... internet and cable. Many times overlooked.

Well my first thoughts would be:
Room upstairs for children and adequate room for expansion.
The neighbourhood- how suitable it was for people living there.
Convenience- is it close enough to work, shops, school, motorway etc
How private it was.
would furniture already have fit in
garden space
Cost
If it would need updating- cost for that
Would also look into how often it's been on the market- if a lot then would wonder why!
How recently boilers and electrics had been installed to know if it needed updating!
