Make house look better, to sell?
ok so tomorrow someone is coming to my house, to tell me how much it's worth to sell it for
so my questions is

Clean, declutter, if there are any pet issues (litter box, dog hair, stinky bird cages) pay particular attention to that stuff as odors are a major turn-off for folks. Not sure where you live, but give some curb appeal if possible--got dead plants, junk in yard? Clean that up too. Make sure there is LIGHT in the house--people can't stand walking into a cave.

Too little time to do all that needs to be done, but just a tip for the future (and even in this market you could get lucky with a quick sale or a couple of interested buyers):

make sure folks do NOT inherit a "to do" list--it's depressing, makes a person wonder about things not so easy to see, and the "little things" cost a fortune to fix. So if anything needs painting or repair, landscaping issues, faucets or sinks or toilets or tubs or showers that are dirty, drippy, whatever--fix it.

Clean the place. Declutter the place. Don't have it too "personalized" (hard to see THEIR stuff in YOUR place). Pay particular attention to the kitchen, bathroom, and master bedroom as those things are VERY important to buyers. Make sure counters, cabinets, etc. are in good repair or bite the bullet and fix it. This is NOT a good time to do things like "carpeting allowance." Better to replace with some proper flooring. Even if you go with carpeting, at least make it decent quality and neutral. Flooring is a major expense and a bite to have to deal with--it's a MAJOR to do that people don't want to be bothered with now.

Get a home inspection yourself and FIX the issues. Also offer a home warranty to a buyer (like American Home Shield). Will give your buyer some peace of mind.

Realtor will give you more solid advice.

Appraisers don't look at a home the way a buyer would. Apraisers take into account the # of bedrooms, # of bathrooms, size, age, location, additions to the property (garage, pool, storage unit, work shop, etc.), condition, among other things. The only thing you can control in one day is the condition. Make everything look as new as you possibly can.

Appraisers appraise homes by getting all these details and more then comparing your home to homes in your area that have sold in the past 6 months. Their called comparable sales or, for short, comps. To put it very simply, they look at the sale price of those comps to come to a conclusion of your homes current market value.

Aside from keeping everything tidy looking, and the outside neatly kept? Not much, you're asking for too much too late.

From what I hear the best way to add some sweat equity into your house in the "quickest" way for the greatest return is to remodel your bathroom.

wow, you should have asked this question long before having someone come out to see it for appraisal.

The best upgrades to make your house worth more money are: Updated Kitchen, new carpets or flooring and paint. A new roof will help the value as well. Landscaping will help in the curb appeal. If someone drives up to your house and your yard is a mess or the lawn is all weeds, it distracts from the overall appearance of the property.

quick things for tommorrow, cant much help ya there, just make sure its clean, bathrooms are clean, no bad light fixtures,all you have time for is small cosmetic things to take care of....good luck on the sell

Well, a big factor is what the other houses close to you are worth. General appearance can help a little. Simple landscaping changes can help. getting paperwork together showing major repairs, roof, AC updates, and things like that. ANYTHING that makes your property more appealing to someone in the market. Location location location...my father has done $35,000 worth of updates to his house.. however when they came to appraise because of the area around it, lots of houses for sale, his lowered in value. Sucks sometimes.

Make sure it is clean! Remove clutter.....take away all of your cute little decorative objects, as well as personal photos. It wont help for tomorrow, but painting walls neutral colors will increase the value, as well as any additions to the kitchen or bathroom. Spend just a little bit of cash to update light fixtures and faucets....it will give the home a newer feel.

Erm give it a really good clean... maybe buy some flowers to decorate the house a little. Bright colours also tend to make the rooms look bigger and make me people a lot happier. Find a really nice, fresh, smelling air freshner aswell.

There's not much you can do in a day for an appraisal. They are trained to look at the overall size, condition, any upgrades, the neighborhood, and overall market conditions to assess the price of your house. If it were an open house, you could clean and clear away clutter, extra furniture, etc. but that won't necessarily make that much of a difference here.

I would suggest completing any unfinished upgrades (trim, carpeting, that new faucet in the bathroom?) or even throw a fresh coat of paint on a few walls that badly need it due to ugly outdated colors or wear and tear. You may also want to do something quick to improve curb appeal.
